To my Loyal Loft Loving Friends and Clients,    

 

It's been another busy week.  We closed on a house on the East Side, I listed an amazing loft in North Providence, and I'm helping buyer's find properties around the state. 
 

My wife and I finally closed on our new home on Hope St on the East Side.  I have started a post below to show some of the as-is photography taken by Matt Kierstead.  Although we bought the property for well under value, we mostly bought location and potential, as the place is a mess.  I'll try to give you an idea of how its going as the project progresses.  Its all about getting quotes from contractors at this stage.

 

With regards to the bank owned property in Eagle Square Lofts in Federal Hill, we had an offer for $116K that was accepted by the bank.  Unfortunately, the buyer's decided not to move forward and the property remains available.  Fortunately for my readers, the buyers decided not to move forward and the property remains available.  We now know what the bank will take, so will someone out there gather up some nerve and make a play for this amazing opportunity?

 

We listed an amazing property for rent and for sale this weekend.  This LOFT has a 6' x 10' granite island in the kitchen.  It has all the bells and whistles including a private master suite, 3 total bedrooms, 2 baths, gorgeous hardwood floors, high ceilings, high end appliances, the list goes on and on...It can be rented either furnished or empty, and the furniture is very high end.  I have included an ad that is running in CraigsList with all the details below. 

 

I am working with a couple that is currently renting a LOFT in Bayley Lofts 
and buying their first house (on the East Side of Providence).  If all goes well, their unit will be up for rent on either October 1st or 15th.  Once we get through inspections, we'll have a little better idea of a date.  Stay tuned to this channel if you are looking to rent a great loft for $1250 per month.

I do want to thank you again for helping us to get this sold. We'd been lucky to have Tina and Jean rent from us, but did not want to remain landlords longer-term, and neither of us wanted this to drag out, given all the economic uncertainties. Given that, we thought that the frankness and aggressiveness in selling the property (and I mean that entirely positively) which you had shown before would serve us well, and we were right. I know Tom and Peter got a really good deal on the house--but we accomplished our main goals, and are grateful we were able to do that. 

 

So, thanks--best of luck with getting your new house, and given all of our Providence connections I'm sure we'll see you around. If anything else comes up let us know.
