To my Loyal Loft Loving Friends and Clients,
Sorry for being away for so long. You'll find two week's worth of update's below. First and foremost, one of my seller's is holding a LOFT moving sale and I will be there running an open house. The owner of Unit 405 in Mile Square will be selling his lofty possesions to prepare for a move to NYC from 10-2 this Saturday, July 9th. I will concurrently run an open house from 11-1, to allow anyone that hasn't seen this loft to stop by. Please visit if you are in the neighborhood!!
The process of finding a new home has been keeping us very busy. We are trying to balance Price (does purchase price it fit our budget), value (what does it need, physically and legally, and what will be worth when we're done), and neighborhood. We came very close to buying a beautiful loft in West Warwick, but couldn't make it work.
We ultimately signed a P&S on a bank owned, single family home on Hope St in Providence. As with most bank owned properties, this home will need considerable renovations before we can move in. Additionally, within a week of signing the P&S, it was broken into and all of the copper was stolen. We're trying to negotiate a price discount with the lender that owns the property, but have found them to be only somewhat interested. Its been an journey, and we are grateful to be in a position to be able to buy in this wonderful buyer's market.
I've been working behind the scenes on the WeLoveLofts.com web site. I hope to have an updated version launched within the next couple of months. It is my goal to have the web site automatically updated, as listing change and new listings are added. Concurrently, I will be launching a sister web site, focusing this time on the East Side of Providence. I just couldn't ignore the interest in this wonderful niche neighborhood.
Since the call from the owner of Chestnut St Loft last week, we have heard no updates. Maybe next week.
We are very close to closing Unit 404 in Mile Square Lofts, 69 Alvin St in Providence, and Unit 100 in Monohassett Mills, all three should be closed in the next two weeks.
We now have two great rentals that are available for veiwings (Unit 502 in Bayley Lofts is being signed within the next 48 hours). If you need help renting a loft, please give us a call.
OK, Unit 304 in Mile Square Lofts. We finally got an offer for this loft...of $75K. The bank dismissed this offer without a counter and it looks like they are trying to get $120K or over. We woun't know until a reasonable offer comes in, but we just dropped the price to $129,000. This is a singular, wonderful, opportunity and it looks like this one will go soon.

Mile Square Lofts Unit 304 price drops to $129,000 |
Unit 304 in Mile Square rocks. I'm not sure why someone hasn't made an offer on this loft, but let me say it again...1900 SqFt two bedroom loft for $129K.
This one makes especially good sense for an investor, as the current tenants want to stay!
