I've been away for a couple of weeks (too busy to sit down and write a weekly update
article)...but I'm back.  I apologize for the radio silence and am feeling that it is time to add some staff to WeLoveLofts.com.

 

I have four rentals that came back up for rent in Eagle Square, Corliss Landing, Imperial Place Lofts, and in Downtown Lofts at the Strand. As soon as I posted these rental opportunities on RentProv and CraigsList, I got slammed with calls. 

 

My family's search for a home continues.  

  • We finally looked at a 3 Bed, 3 Bath, 2 garage house on the Pawt/East Side line, that we were dying to see.  It was so bad (total gut job) that we couldn't even consider an offer. 
  • We looked at a spectacular mansion on the West Side of Providence that is being completely renovated by the Providence Revolving fund.  This property has a master unit, five garages, and three rental units.  We're waiting to see what this one looks like as the renovation progresses. 
  • We found a big, brick house just off North Main St in Providence that could technically be called East Side.  It was full to the brim of the sellers belonging, smelled strongly of pets, and was full of what seemed to be unpermitted work.  This could represent an opportunity to make money over the next couple of years, so we're interested.
  • We're looking at a big semi renovated ranch in Western Cranston.  Again, this could represent opportunity...

Is it so bad that I want to live in a loft? 

 

I've been working very hard to find buyers from NC and CT homes in RI.  They both contacted me wanting a loft, but have found that a loft just doesn't fit their needs.  This model represents about 50% of my business.    

    

I'm working with the owner of a small commercial building in Warwick to list his property.   It is about 9000 SqFt and in a residential neighborhood, right off Rt 37 and Post Road.  This building would be perfect to build out 3 or 4 medium sized lofts.  More to be revealed in coming weeks...

 

I'm also going to list Unit 302 in Geneva Mills tomorrow evening.  This unit is so nice, you would swear that it is staged and that no one has ever lived in it.  We'll be listing it at a very reasonable $189K.

  

The Ropeworks Lofts in New Bedford soon have a new option for outdoor activity.  The city is putting in a dock to support a rowing club within walking distance of 123 Sawyer St.  I'll reprint the article below.  BTW, The last available loft in that building is now under contract and should close in a few weeks!!

 

My friend, Eric, also asked me to mention one of his loft listings.  Unit 100 in Monohassett Mills is a unique, almost stand alone unit and the taxes are only $299/year for 2011.  Almost the first couple that I mentioned it to made an offer and are moving into P&S this week.  Great deal on a beautiful space, in a cool community. (FWI - based on my notes, this buyer couple first called to discuss Lofts in September of 2009!!)

 

I've posted some new pictures for Unit 405 in Mile Square Lofts.  The owner has de-personalized and de-cluttered a bit and we can really see the beauty of this loft much better.  I hope to shoot a video of the space this week.  There is a link to the full listing (with new pics) below.

 

We had the opening for the "Your sins are no big deal" show at PeaceLove Studios last Thursday night.  The event was jammed with several hundred attendees.  We raised several thousand dollars for the Jeanne Risica Fund for Art Education through both sales and donations.  The show hangs for another month, so if you would like to meet for a personal visit, please give me a call.

Row and Live in a Loft!

My friend Bob S. sent me a link to an interesting article.  It seems that New Bedford is shifting funds from one waterfront project to another that will allow the city to build a 170-foot pier off Sawyer Street, benefitting a local rowing group and encouraging more people to use the harbor for recreation.
