To my Loyal Loft Loving Friends and Clients,
My family's search for a home continues. This past week, we made an offer on an ugly contemporary in Western Cranston. If the Bank had accepted, it would have made good financial sense and we could have eventually made some money. The bank refused our offer with no counter, and honestly, I was relieved (don't tell my wife). Is it so bad that I want to live in a loft?
It was a really big week for new listings at WLL. We listed 8 lofts in Central Falls and one commercial property. The lofts are located at M Residential at the end of Roosevelt Ave. What is quite interesting is that the sellers have dropped their prices significantly since they were last on the market. This development has yet to charge for condo fees, and won't until approximately 50% of the units are sold (at least a year). The developers also made a deal with the city to reduce taxes by 50% for the next three years. This is being renegotiated and they are hoping to increase the length of the tax relief to a total of 5 years. All in all, these units are worth a look. (I'll post a link to the listings next week)
The commercial listing is a storefront in downtown Pawtucket. It is very raw and will need to be built out by whoever buys it. The building used to be a bank and there is an incredible stained glass and copper dome in the roof. The price is $199K and the owner would be willing to build out the interior at a reduced rate for the right offer. Bring your ideas.
I have convinced the owner of "The Cube" in Pawtucket to drop his price to $273,000. He doesn't believe that this reduction will make a difference, but I am a true believer that all things are possible. Isn't there a non-profit or small developer out there that wants to build some lofts?
I'm working with the owner of a small commercial building in Warwick to list his property. It is about 9000 SqFt and in a residential neighborhood, right off Rt 37 and Post Road. This building would be perfect to build out 3 or 4 medium sized lofts. More to be revealed in coming weeks...
Lastly, I am listing a new rental on Monday in Eagle Square in Providence. It is an open loft with very high ceilings, one indoor parking space, and should list for around $1250 per month. It will be available on May 1st. Shoot me an email if you are interested.
