To my Loyal Loft Loving Friends and Clients,
Last week's email was sent to around 725 subscribers and was opened 225 times. The people at Constant Contact (the service that I use to send this email) say that 7% - 8% opens is a good ratio. We're running at around 31%. Not bad...
I'm finding that the people that call or email me fall into one of three categories. I'll describe those groups, their different needs and how we try to help them below.
I've started to show 847 Weeden in Pawtucket to select buyers. This property is a stand alone 3700 SqFt loft building with an integral two car garage and potted gardens in the back yard. I'll put one picture below and hope to have the property on my web site as a full listing by next week. This is a nice one!!
The owners of Unit 8 in the Ropeworks Building in New Bedford have decided to drop the price yet again, and will no longer be offering the unit for rent. This unit is wonderful and way underpriced, but it is time to sell and they have done what it's going to take to find a buyer. We're also advertising in Art in New England, so expect that this unit won't last. See a link to the full listing below.
There are many changes to the market again this week. Interestingly, I have found several stand alone and over-sized properties that have been or could be converted to lofts, including a properties in Warwick, RI. I often get requests for properties of this type so I'll put some links to the new listings below.
I just took an offer on Unit 404 in Mile Square Lofts. As this is a short sale, we'll have our fingers crossed for the next 12 weeks. The link for Unit 304 in Mile Square is now active below!!
I've been kind of ignoring a property named Bernon Mills Estates, so I've added the most expensive unit and least expensive unit to the master site. I've posted a link to the expensive one below.

What kind of buyer are you? | |
I'm finding that people that call or email me fall into one of three category.
The first category includes clients that are just starting the process of finding a new home or may at some time want to sell their home. I like to spend some time on the phone with these people, add them to my Weekly Update List, and perhaps meet with them in my office for an hour. It is my goal to explain the process of buying or selling to them and help them understand the current market environment. I usually show them properties that will fit into their budget, or are comparable to what they hope to sell.
The second category are those that are really ready to start the process and want to buy or sell in the next 3 - 6 months. I always invite those clients in to start this process with a meeting. I will generally set up some extensive searches of properties that meet their criteria, and use that info to set up some appointments. We will also set up auto-updates to get them up-to-date info on new listings in the neighborhoods that they like most.
The last group is ready to buy or sell NOW. For this group, we pull out all the stops. Searches, appointments, meetings, we bring out all the tools!!
