Featured this month is the home of John and Kathy Moreland. Their home is situated on a one acre lot in "The Reserve at Benson Creek", a new subdivision in Frankfort off US 127S out Green Wilson Road. Read on to see how they made their dream a reality with UBuildIt!

What upgrades did you add?
We upgraded our windows and added a circular concrete driveway in front of the house. We also added a more energy efficient HVAC system.
 
What was your reason for building?  We wanted a custom home - one with amenities that fit our lifestyle.
 
Why did you choose UBuildIt? 
We controlled the project - who would complete various portions of construction, what the cost would be, how we would assign cost (savings in some areas, upgrading in other areas), how long the construction would take, etc.
 
What was the hardest part about building? Starting. I was scared to death. But UBuildIt was there to back me up every step of the way. At some point I relaxed and began to enjoy the process. The last few weeks were a little harried as well, but again, UBuildIt, was there to help me get things finished up.

We recommend poured concrete, ICF or Superior Walls for our clients full basements. There are advantages and disadvantages to each method, and part of our process is to clearly delinate these.  
Framing-Prefabricated Panels
"The Framing Is A Panelized System!"
All the framing on this house was built in the factory and brought on to the jobsite by tractor trailer truck in prefabricated wall panels. The engineering of the house is also done by the panel manufacturer which is United Building Supply (now ProBuild) out of Lexington, KY.
 
Framing-Stick Built Roof 
"The Ridge Boards Go Up!"
We decided to go with a stick built roof on this house in order to have the additional attic space available for storage. With a truss roof system they typically go up quite fast but you end up losing alot of good storage space due to the additional supports in the truss design.

Kathy was a very organized and efficient project manager of her dream home.  She has a financial background and it really showed in how she managed the money and all the details of her UBuildIt project.

"Cost Saving Ideas Always Brought Forward"
When we were in the initial design phase of the project the garage was on the first floor. We did our initial project estimate and the Morelands felt they needed to cut about 30K off their dream home bottom line. Moving the garage into the basement reduced the amount of house under roof and brought the home in budget. "Balancing wants and needs" with the budget is the  name of the game. This change was not what they initially wanted... but the 30K in savings changed their minds!

What was the best part of building?   There is a great deal of pride in your accomplishment. I look at our home now and think "I did this myself." I know how every part of my home is built - the materials used, how things were installed.
 
How much time did you spend on the project?   I usually spend an hour or so in the mornings setting up the processes. I would go to the site at lunch on hte average of 2-3 times a week, to take care of issues and to make sure things were progressing. I spend a couple of hours at the site in the evening reviewing the days work and cleaning up.
 
Any other comments?  I would do this again and I would'nt use anyone other than UBuildIt. They are amazing!  Kathy Moreland

It kind of makes you want to sit in this cozy greatroom with a fire in the fireplace, a warm beverage and a Kentucky Wildcats game on the TV. The Moreland home is very comfortable and liveable.

Kathy and Johns home opens out to a large backyard with lots of space to enjoy living. John told me that the deer and other assorted wildlife come to visit him quite often!
