What upgrades did you add? 
We intentionally upgraded cabinets. More and better quality cabinets in the kitchen plus the cabinets in our library. We did upgrade our interior trim package some as well. We are making some significant improvements to our property outside of the house (fencing, automated entry gate, pond and barn rebuild), but those things were not part of our construction estimate with UBuildIt and we anticipated most of them in a separate budget. The biggest unfavorable surprises were in earthwork including gravel fill and roofing.  
 
What was your reason for building? 
We relocated to Lexington from Western Kentucky fully intending to build a new home. We rented a home in Lexington while we built. I have a far amount of construction experience and we had built homes and done extensive remodeling before. I had retired, and I had planned to make a near full time project out of building our home doing as much hands on work as I could. Dawn wanted to be very involved in selecting finish materials and products. She did that and much of the adminstrative work with suppliers. 
 
Why did you choose UBuildIt?  Control of both cost and construction. We talked to a couple of General Contractors but weren't convinced that we would get the type of house that we wanted for the money that we were willing to spend. UBuildIt was the first we had seen of the "construction consultant" concept. We primarily needed reliable contractor and supplier contracts as well as some guidance on an as needed basis. We also wanted to  know everything that would go into the house actually cost so that we could make "value choices" as we went along. The support of an organization with a national reputation like UBuildIt, was also important to our lender in assuring the overall success of the project.

As the footings are being installed, you can see the nice view that the Forry's will have when their dream home is completed. They will be building a nice large pond behind the house this spring.

The framer had his work cut out for him will all the gables in the front of the house. Dan Forry even got his nail apron on and helped the carpenters on the framing. Real multi-tasking for a retired accountant!

More Conversations with Dan and Dawn 
What was the hardest part about building? Other than the shear work effort involved, I think that the most difficult part is continually having a list of decisions that need to  be made. Some of the decisions are critical to cost or outcome while others may seem small or detailed, but they all add up and can be stressful. The point is, that you have to think about each one of them and decide. Otherwise, things slow down or someone else makes the choice that you may not care for.
 
What was the best part about building?  I think the best part is just the flip side of the hardest part. That is, you do get to make the choices. Ultimately that's the best way to get the house that you really want.
 
How much time did you spend on the project? We spent lots of time with this project, though I hardly think that we could be considered typical. Since I'm retired, and had intended to spend near full time on the project, I had no problem doing just that. I also have the skills and inclination to do a lot of the hands on work that most people would not do. I would  do it in some cases to save money, but often just to get things done the way that I wanted or when I wanted them done. I also liked to be there to make on the spot calls on how the contractors would do things. It may have annoyed a few contractors a little, but mostly I think they appreciated not having to guess what to do or possibly have to redo something because of it. Dawn spent considerable time with suppliers, particularly near the end, making choices on things like the light and plumbing fixtures, cabinets, floor coverings, paint, etc. It is difficult to separate the time we spent doing what I believe most people might do - i.e. contractor contacts, project choices, financial administration, visits to thehouse and misc. running around, but I'd take a rough guess at 8-10 hours average per week.

The beauty of this home is really in the intricate details that Dan and Dawn included during the finish construction. Dan completed these beautiful faux beams with his exceptional carpentry skills. The fireplace is not a typical cultured stone but actually a real limestone veneer supplied and installed by "Stonemasters" company out of Georgetown, KY.

What works about your space? What functions well? Which  rooms do you love? What doesn't work about your space? What space is missing or which space is unused? Are there rooms that are too small or too big? If you have a room that is comfortable, measure it so you have a point of reference when looking at plans.
 
     Who will live in the space? Have a family meeting and ask everyone to define what's important to them. Do they need more room to play or have friends over? Does anyone need more storage? How about another bathroom for getting ready in the morning? Do you plan to retire from this home? Should the master suite and laundry be on the main level?
 
     Track your living patterns. Watch how your family lives for the next ten days. Record what rooms you spend the most time in. Where are the traffic jams getting out the door in the morning? How has your family adapted to live in the space and what would make it better? What rooms need to be next to one another and which should NOT?
