Most home sellers don't need to make expensive improvements to get their homes sold. Small-scale changes, when done right, make the biggest difference in sales price and time on the market.
Any good real estate agent will recommend a homeowner clean and declutter their home before it goes on the market. But, home staging, which takes sprucing up a few steps further, can really set your home apart from the competition-adding value and shortening your home's time on the market.
Does It Make a Difference? Jessica Dolan, Room to Breathe Home Stager, says houses on the market today have to win on two fronts, the price war and the beauty pageant. "Because 80% of what causes a property to sell is the way it is priced and how it appears to the buyer, price will get you showings, but staging will get you offers," she said.
The goal of home staging is to highlight your home's positive features while downplaying its problem areas. It starts with cleaning and decluttering and often includes painting, rearranging furniture, or even replacing furniture and accessories.
Set the Stage You can hire a professional stager, but you can do a lot of the work yourself with these tips from Jessica:
- Paint - Everyone knows that neutral colors are more attractive to potential homebuyers, but many sellers make the mistake of painting their homes the same shade of vanilla. "A variety of colors in an earth-toned palette will give your home memorable warmth and charm," Jessica said. Stick with colors you see in nature such as gray, beige, sage, soft yellow and spa blue.
- Furniture arrangement - Instead of arranging your furniture against the walls of the room, add visual square footage by first removing one or two pieces of furniture and pulling the rest away from the walls.
- Fresh bedding - Make your bed an inviting focal point with an updated bedding set layered with neutral pillow shams, throws or an extra comforter folded at the foot of the bed. Choose simple patterns or play it safe with a crisp, white duvet and color-coordinated throw pillows.
- Rooms with purpose - Stage each room for one purpose. You might use your dining room as a home office or playroom, but buyers will respond better to the space if you stage it with a dining table and chairs and chandelier. Even nooks and crannies are valuable square footage, so play them up. An odd alcove at the top of the stairs becomes a cozy reading corner with the addition of an armchair, ottoman, side table and lamp.
Please remember that staging doesn't have to cost a lot. Many items in a home just need to be repurposed and it's amazing what treasures you can find in attics, basements, and garages.

| Seller's Super Fast Sale Story... | |  Until last winter, my husband and I were satisfied with just talking about moving. The reality was that maintenance of a three-story, four-bedroom home had not only become daunting, but what had once been a lovely living space had now become storage space for the stuff accumulating in nearly every corner of every room. We didn't want to face downsizing but the harsh winter of 2009 made it necessary for us to turn talk into action. But how to start? With gentle prodding from our daughter, who'd had great success with Jessica Dolan's Room to Breathe the summer before, we finally called Jessica. February 17, 2010, was a dreary day but as soon as Jessica stepped across our threshold with her "We can do that!" attitude, I began to feel the beginning of a real partnership of shared goals. Jessica not only listens, but she really hears when her clients speak. No one likes to admit that their precious belongings are "clutter". Another of Jessica's gifts is that she can state the truth without hurting feelings. Rather than focus on the stacks of stuff in practically every corner of every room, she focused on the positive aspects. She said she could hardly wait to incorporate my husband's artwork into her final decorating plans. She inspired confidence when she stated that with some paint, some carpeting and decluttering she could help us sell our home. Shortly after this meeting with Jessica, my husband and I committed to a new living situation into which we were expected to move in a very short period of time. This made time on the preparation-to-sell side very limited. Without batting an eye, Jessica facilitated a quick-change of contractors which enabled us to be able to proceed on our new timetable. Jessica and her Room to Breathe colleagues, Paige and Kelly, worked with us every step of the way. They helped to pack boxes for storage and firmly yet tactfully helped me to realize that not everything I considered precious was really necessary to keep. They enabled me to be able to part with so many things that contributed to the clutter. It was an emotional time but the sensitivity and empathy of the Room to Breathe team carried me far in being able to make some crucial decisions on what to keep and what to let go. Jessica also created a realistic timeline for us in which to accomplish what needed to be done. She provided us with referrals for businesses and even showed us how to efficiently move the belongings we decided we no longer needed. Central PA's FreeCycle is a great way to find people who can use the things we would no longer need for home maintenance. She recommended the person to clean once all the work was done. Finally, on that day in April when we put our newly decorated home on the market, Jessica, Kelly and Paige came over for one last look. There was a real feeling of accomplishment among us. By eight o'clock that evening, my husband and I signed the contract that sold our home. Today, sitting in our sweet new space ninety miles from State College, I look at my husband's artwork (that Jessica, Paige and Kelly drove here to arrange), I realize that none of this could have happened without Jessica Dolan and Room to Breathe!
