As you know, I'm very committed to providing you the best service, exceeding your expectations, as well as your referrals, through the lifetime of our relationship.

 

It became obvious to me that in order to consistently maintain my level of committment to you, I was going to need help.  Business grew and I noticed things falling through the cracks; something that had never really happened before.  Not a good feeling.  Room to Breathe could no longer remain a one woman show.   

 

This person, or as it turns out people, needed to be very special.  Individuals who have passion and committment to doing whatever it takes to make my clients feel well serviced and happy aren't easy to find.  During my search, I promised myself that I wouldn't compromise or settle for anyone less than exactly what I was looking for.  After a long search, I finally found the perfect additions to my team!

 

Kelly Thomas (organizing) and Paige Gorman (staging) are everything I was looking for and so much more.  Each share my passion in helping others live the lives they deserve and enjoy.

How To Work With A Home Stager
bodnerWhen our local CCAR* says that the average time on market is approximately 100 days for a non staged home, while the staged homes are selling in under 21 days, that's something to pay attention to.
 
 
Imagine greatly increasing the number of homes you sell because you can sell them faster?
 
Imagine your happy sellers who didn't have to live with a house on the market for very long.  We all know what a pain this can be; especially for families.
 
 
What is Home Staging?
 
Staging might be defined as a "dumbed down" version of interior decorating.  Maybe "dumb" is the wrong word because there is nothing dumb about the statistics above.  Staging utilizes some basic principles of interior decorating, such as accessorizing and furniture placement, but does not seek to create an environment specific to any one person's tastes.  This means that a good Stager can create a "neutral" presentation that shows off the best features of the house without the risk of creating a "look" that might not appeal to a particular prospect.
 

Clutter in an Equity-Killer

You probably already know how hard it is to sell a home that is filled to the brim with the owner's personal items, mementos, and just plain junk.  While you can suggest that the seller "clean it up a bit", a Stager can actually go into the home and store away what's not working and then accentuate what's left to show the room, or rooms, in the best light.
 

You Only Get One Chance To Make a First Impression

When a buyer has trouble envisioning themselves living in a home they tend not to make an offer.  Staging helps the buyers to focus on what's important--the homes' architectural features and potential, not the owner's belongings.  Staging makes a house more marketable by creating an image which appeals to the greatest number of prospective buyers.
 

The Lights Are On, But Nobody's Home
 
Staging isn't restricted to occupied homes.  Vacant properties are often harder to sell because they fail to stir any emotions when prospects visit.  Most Stagers have access to furniture and accessories that they can bring in to create a "model home" look that mean the difference between showing a lot of white space and showing a warm and pleasant home.
 

The "Cost" of Staging
 
Staging can run anywhere from $85-$2500, on average, depending upon how much work the Stager has to do and whether or not the Stager is providing furniture and accessories.  In most cases Staging fees are less than the amount of the first reduction in selling price so it's almost always cost effective. 
 
Room to Breathe is different from other local stagers (at least that's what we hear) because we try our absolute best to keep staging suggestions to either no cost or very low cost.  Most sellers can just rework what's already in their home, eliminating the need to purchase anything new. 
 
Many local realtors pay for 1-4 hours to get the process started and then sellers take care of any remaining time.
 
 
How to "Sell" Staging Services to the Seller
 
No one is better at selling the concept than the actual Stager you will be using.  They will be armed with facts and figures that can convince the seller that staging is a good option for them.  All you have to do is plant the seed by explaining to your seller how you see staged homes selling more quickly and for higher asking prices.
