1. Be Detail Oriented. Despite how small something may seem, don't ignore it. Buyers will notice. Take the time to deep clean everything! Remove hard water build-up, wipe down walls/switches/handles/doors/woodwork, clean the oven, replace damaged flooring, freshen with a coat of paint (color is important too), replace light bulbs...no detail is too small.
2. Be available. Make it is easy for buyers to view the house on their schedule. Keep the house ready for a showing at a moments notice. Create niches to hide personal items, extra appliances and "stuff" out of buyer eyesight.
3. Be Different and Unique. Why do the same old, same old as everyone else? If you want to stand out, do some thing different. Take a look at the competition on your street and dare to try something they aren't doing. Stand across the street from your house and pretend it's not yours. What do you see? Would it be a home you would buy again? Is the yard well maintained? Is the mailbox in excellent shape? Are there cars in the driveway? Are the shutters/trim/doors showing faded paint? Are the windows clean and easy to see through?
4. Be Welcoming. Nothing is more impressive than a seller that truly considers the buyers. Turn on the lights, open the curtains and blinds, turn off the TV, build a fire, put away the pets, adjust temperature and most importantly...leave the house so the buyer doesn't feel like they are imposing. Trust me, doing these things will get you noticed and appreciated.
