I love summer! Have I mentioned that before? I mean I reallly love summer! It's great for so many reasons; it's warm, it's sunny, you can enjoy a meal outdoors, and our yards look specatucular.

The longer your house sits on the market can mean less cash in your pocket. The current market is becoming slightly challenging. The market is saturated with homes that aren't selling, sales prices are dropping and it's become much more difficult for buyers to obtain the necessary mortgages.
Your house MUST stand out from the crowd more now than ever.
A realtor friend of mine uses the phrase "There's a house for selling and a house for living" and this really couldn't be more true. Take a look around your house; could it go on the market tomorrow just as it is?
My guess would be no, but it's probably just fine for your everyday living. We get so accustomed to the way we live that we often overlook many things prior to selling.
A buyer often walks through a home feeling like they're going to have the same life as the seller. This picture needs to be a happy one;clean, uncluttered, and peaceful. Making small adjustments in the presentation of your house can determine how quickly your house sells.
To maximize your profits, use the expert tips:
- Breathing Room. Remove one piece of furniture from space-a second nightstand, an extra display piece. Spaces filled with items are a major turnoff to buyers.
- Home with a View. Remove worn or heavy drapes and let the natural light flow in. Don't worry about replacing because bare windows can make a home look bigger.
- Closet Clear Out. Remove at least two-thirds of the items in your closets to create a spacious storage impression.
- Kid Clutter. Pack up and put away at least half your kids' toys to further increasing the perception of a spacious home.
- Kitchen Clutter. Clear countertops and abide by the only one appliance out at a time rule!

Ok - so I'm learning from you. For our vacation, my husband, children (6, 4, and 1), my in-laws (62 and 69), and I went to the National Zoo in DC. To the love of my children, we spent 20-30 minutes a night looking at the zoo web-site watching the animal cams, and learning what we wanted to do. (for 2 weeks we did this.) Then I planned out in 30 minute increments what we wanted to do, when we wanted to do it (including driving directions to Sheetz, bathroom breaks, an all natural lunch, and 4 all natural snacks.) My in-laws and husband thought I was crazy and really over-thinking the whole thing. I even had 3 ring folders with the iternary, a map of the zoo, special exhibits, and activities for the kids (just in case they got bored.) I was able to down load this from the zoo web-site. It was the MOST AMAZING vacation I have ever had with my family. Not one melt down (because I scheduled down time and snacks.) No begging for things, no whining (not even from my mother-in-law.) And the funniest thing is, that someone would say, oh lets do this, and if you looked at the iternary, that was what was scheduled. I never in a million years thought that proper planning would work out so well, but it did. Everyone got the quality time they needed with children and grandchildren, everyone got to see everything they wanted to see (and didn't have to see the things they didn't want to Think Reptile House), and I was happy because my children ate healthy, nutrious meals and snacks. Simple snacks like cheese sticks, and peanut butter, cereley and carrots. And LOTS of water. My kids are still talking about it almost 2 weeks later. And all it cost us was a tank of gas and food we would have bought anyhow. So that was our vacation. With the cost of things, and my business being slow, we aren't planning extended trips, so I am really glad that the zoo trip was so wonderful. -Denise, a Get Happy...Get Organized E-Newsletter Subscriber
