There are some key elements in getting the most out of a staging service. If only it was as simple as counting to three and snapping your fingers, but it's a little more involved. Working as a team with your stager will provide optimal service to you and your sellers.
Sellers will be impressed and you'll be happy with your increased bottom line!
1.) Communicate. This is #1 because it's so important...communicate with your stager AND your seller! Share client comments, showing/open house feedback, realtor tour feedback, and your own thoughts.
Reply to emails and phone calls within 24 hours. Even it's just a quick "thanks", "I got it", or "be in touch soon".
Good communication will ensure things don't fall through the cracks. (Although there shouldn't be any cracks if you've called in good stager-Ha!Ha!)
2.) Follow Up. Room to Breathe always makes sure you get a copy of the Sellers Sure Sale Plan*. Make sure to follow up with your sellers to see how things are going. Encourage them to complete all items on the plan for most effective staging. Room to Breathe will also follow up with your seller and offer any additional assistance needed.
3.) Team Work. Think of your stager as a member of your selling team and treat him/her as so. Together you will sell more houses quickly and impress your sellers with your exceptional services.
4.) Sell Staging to Your Clients. Help your stager sell addtional staging services to your sellers. The one hour initial visit is typically not enough to obtain the visual appeal a house must make to buyers.
Sellers often have a hard time realizing the value of proper staging. A couple hundred dollars of upfront costs could bring them not only a very quick sale, but also a higher than asking price sale. The costs will most likely be recouped.
5.) Do Unto Others. If you expect speedy service and fast turn around from your stager, treat them as you would like to be treated. They in turn expect efficient communication and timely payment for their exceptional service.
Ask about setting up a retainer with your stager of choice. Sometimes a pre-payment discount can even be applied to this option.
