Believe it or not, the leaves of change are upon us.  I can't believe it's time to start thinking about a Halloween costume already.  Can you? 
 
Speaking of Halloween, it's time to dress up your homes for sale. If you have listings that look like haunted houses and are scaring buyers away you'll want to forward this e-newsletter to your sellers immediately.

Zesty Curb Appeal
 

The first impression of a property makes all the difference and it does so in 15 seconds or less.

Will outdated or high maintenance exteriors kill the deal before even getting to the interior?  How many times have you pulled up to a home, with prospective buyers in the backseat, only to hear an Ewww or Ohhh; instead of Ahhh or Wow?  More than you care to remember, I'm sure. 
 
Here are some simple tips for Zesty Curb Appeal:
  • Kick Clutter to the Curb.  Put away your lawn ornaments and other yard clutter.  The same rules for de-cluttering inside your home apply to the outside too!
  • Real? You Gotta Deal!  I'm still amazed that people actually "plant" fake flowers.  This is a deal breaker in my book.  Replace fakes with live, healthy versions of the plant or flower.
  • Bad Seed.  No one wants a bad seed around...some plants and/or foliage throw up warning flags to buyers as either possibly damaging or high maintenance.  Consider replacing with easy to maintain varieties.
  • Jumpin' Junipers.  Ye-ikes!  Pull out the bell bottoms for a little yard maintenance.  Nothing shows the age of a home like neatly trimmed or out of control junipers.  Consider replacing these with native plants for a more natural and appealing look.
  • Over the Top?  Be very careful of overdoing outdoor living spaces.  You may love being able to grill, shower and watch TV all from the patio, but a buyer may see this as an awful lot of upkeep and may actually detract from the value of the home.  Same goes for over the top landscaping like elaborate rose and cutting gardens.
  • Snow Must Go.  Make sure walkways, driveways, patios, and decks are clear of snow or ice.
