What is it and should I do it?
Some home buyers find themselves a bit short when they learn the total funds needed to close their loan, especially in Pennsylvania, the twelfth-highest state for closing costs (as of 2005, the most recent available statistics).
This will appear on the sales offer and usually be shown as "3% of the sales price toward buyer's closing costs". This is a standard percentage permitted by Fannie Mae and Freddie Mac, the two large buyers of mortgage loans, who also permit assistance with closing costs under most circumstances.
Some loans, especially for first-time buyers, may permit the seller to pay all of the buyer's closing costs. Be aware that you want to agree to a specific maximum amount, as "all closing costs" creates an open-ended situation where you do not control your net proceeds.
Sellers who agree to this offer must do the calculation to determine their net proceeds. A slightly higher selling price, minus the seller assist, should still net an amount acceptable to the seller.
The end result would be a satisfied seller and a buyer who may not have been able to purchase the home without the "seller assist".
