 Dear , I hope you and your family are having a great summer! The Clarks have enjoyed a couple of opportunities to get away and hope to have a couple of more before it's over. The real estate market continues to be very active and I've come to the conclusion that our city is in the midst of a new surge of growth. The leap from a small city to a big city if you will. There is a confidence and excitement that has returned to the commercial market that's been missing in action for some time. Good news I think!

July Market Update  

 The number of transactions in June was up 11.8 % and Year-to-Date the number is almost exactly the same (12%+). but it seems much busier and with inventory down 18% the market is a little challenging. I wrote the original article on this subject in a printed Newsletter in 2009 entitled "Water is the Enemy". It's such an important subject that I include it once a year in my newsletter because the consequences of not checking for termites and ecessive moisture under the house at least once a year can be very costly not to mention the pain and suffering.

The following is from and online article by "Holmes on Homes". "Water is the nemesis of the entire building industry. We spend a lot of energy figuring out ways to keep it out of your home. It can get in the obvious way: through a hole in your roof or a crack in your foundation or caulking. It can also migrate through the water vapor through exterior walls, if there's a break in the house wrap and vapor barrier. It can creep in by osmosis through permeable materials such as wood or concrete. Rates Continue to Find Record Lows!

In Freddie Mac's results of its Primary Mortgage Market Survey�, the average fixed mortgage rate continues to find new all-time record lows amid easing bond yields following June's lackluster employment report. Both the average 30-year and 15-year fixed-rate mortgage hit new lows. The average 30-year fixed has been below 4.00 percent for 16 weeks. The average 15-year fixed has been below 3.00 percent for 7 weeks.

Thirty-year fixed-rate mortgage (FRM) averaged 3.56 percent with an average 0.7 point for the week ending July 12, 2012, down from last week when it averaged 3.62 percent. Last year at this time, the 30-year FRM averaged 4.51 percent.
 
Fifteen-year FRM this week averaged 2.86 percent with an average 0.7 point, down from last week when it averaged 2.89 percent. A year ago at this time, the 15-year FRM averaged 3.65 percent.
