Dear , Hapy New Year! It's hard to believe, but of course I say that every year. This is the time of the year when I evaluate my business and set goals for the year, or as Michael Gerber puts it, "working on my business".  My theme for the year is to "Give more than I get". Business is all about relationships and as I work on my business for 2012, please don't forget to forward my newsletter to your friends, family, and collegues who may be thinking about buying a home in the near future.

 

This is the end of the fourth year of the downturn in our real estate market and the evidence continues to build that the bottom of the market occured on June 23, 2011. The final numbers show third and fourth quarter increases but the number of transactions for the year was down 135 units to 6395 (-2.1%).

January Market Update  

The number of transactions was up in December but not enough to push our year to date numbers into positive territory. There was an increase in the number of building permits from last year and we are seeing signs that new construction is starting to increase.

I recently had the need for a special piece of metal work as a gift and my research led me to Ryan Calloway at Creative Iron Works. Ryan makes beautiful and useful art from iron in many different shapes and forms. I wanted to share what I learned about Ryan's work because I know some of you will want it for your home.

 

Ryan has worked with metal for more than ten years with influences from Alexander Calder, Samuel Yellin, and Albert Paley. He is a member of Philip Simmons Artist-Blacksmith Guild of South Carolina and the Artist's Blacksmith's Association of North America (ABANA).

In 2006, Ryan returned to Greenville and began more elaborate blacksmithing projects with a focus on art. In the fall of 2008 he moved into new work space in West Greenville where he directed the renovation of an existing warehouse using his expertise and other local artisans to create a multi user workshop and gallery space. Ryan has become a an important contributor to Greenville's art community and I encourage you to look him up at Artisphere May 11-13th.

Freddie Mac's Primary Mortgage Market Survey� indicateed very little change in rates amid mixed economic data. Thirty-year fixed-rate mortgages edged down slightly to 3.88 percent to a new all-time record marking the seventh consecutive week below 4.00 percent. Last year at this time the 30-year FRM averaged 4.74%.

 

Fifteen year FRM this week averaged 3.17 percent with an average 0.8 point, up from last week when it averaged 3.16 percent. A year ago at this time, the 15-year FRM averaged 4.05 percent.
