Greetings! It's been very busy this summer both personally and in my business! The market remains complicated but I've been able to take advantage of it on multiple fronts. My clients have made good buys on both existing and new homes during the past ninety days. The opportunities are harder to find but they are still out there.

July Market Update and MLS Statistics
The statistics continue to reflect anemic demand but inventory is also down 14% from last year. The Fed has indicated it's time to stop buying bonds (QE2). That will put upward pressure on interest rates which has historically reduced activity. The market has become accustom to interest rates below 5% and I'm sure there will be an adjustment period when they eventually go up.

Water is the Enemy !
 I wrote about this subject in one of my last printed Newsletters in April of 2009 and it's a suject worth reviewing at least once a year. Managing the water around your home may be the most important maintenance you perform. Rain water and it's effects cause many of the problems I see every day when viewing and evaluating property. A few of the expensive repairs I often see are rotten soffits, fascia board, and window frames. Most termite damage is associated with excessive moisture in and around your home and standing water in the crawl space can cause several other serious problems.
