During our Fall Meeting, DPD recommended that citizens try a service called Nixle (www.nixle.com).  Nixle sends security information about your neighborhood directly to your cell phone.  Try it and tell us what you think.

Market Returns on March 12th 

The third season of the White Rock Local Market kicks off on March 12th.  The market takes place in front of the Green Spot and takes place on the 2nd and 4th Saturday of the month. Click here to read more about the local market.

Tamal 

Tamal loves to snuggle!  She was taken from some kids that were swinging her around by her tail and hitting her head into concrete.  She had hip surgery and has recovered well.  She is a year old spayed brown tabby. 

  

Chief 

Chief   

Chief is a small 8 month old  neutered lab mix, He is friendly with people and dogs he knows.  Highly intelligent, he was the shining pupil at an obedience class.

The OLH Board of Directors is nearing the end of its two year term, which means that it is time to elect a new Board.  Elections will be held during the April General Meeting (Date TBD).  If you or someone you know would be interested in volunteering or becoming more active in the community, then please contact the OLH Vice President at vicepresident@oldlakehighlands.com

Good news, bad news for homeowners in Old Lake Highlands.  Market activity is way up, with 14 houses in Sale Pending status and 12 SOLD since the first of the year.  Currently there are 59 houses listed as ACTIVE for sale in the Hexter attendance zone, and of those 59 houses, only ONE is listed at under $100 per square foot.  Of the homes sold in the last six months, however, there were 11 that sold for under $100 per square foot.  Those distressed sales absolutely affected our market values here, by bringing the overall average sales price from the mid to high $130's psf down to $125 psf.  As time passes and those sales fall off the reports (they remain viable comparables for six months from date of sale), the market values in the neighborhood will increase again. 
 
Remember, that these are all "averages" based on a snapshot of information at a very particular time.  If we were to continue to see a 20% of the homes for sale as distressed sales, as they are in locations like The Colony or Desoto, we would indeed have reason to be concerned, but it appears that we are already rebounding from the underpriced investor property influence on our statistics.  Also, keep in mind that  as those properties are "turned", they will immediately jump to a much higher price point when they return to the market.
