2012 NAIOP WI President

 

Hello fellow NAIOPians. 

 

My opening for the last newsletter talked about drought conditions in Texas.  I used it as a lead in for our March event about our precious resource.  The bad news is that we now are facing drought conditions here in Wisconsin.  The good news is that our precious resource continues to pay divdends to us in terms of the value of our real estate and economic development.  And once again, I use this as a lead-in for yet another great event put together by our Developing Leaders in conjunction with the Commercial Association of Realtors-Wisconsin (CARW)-the Lakefront Development Forum which was held on June 26. Speakers included Gary Grunau of Grucon Group, Greg Uhen of Eppstein Uhen Architects, Brian Taffora of the Milwaukee Economic Development Committee, Bill Bonifas of CB Richard Ellis and Joe Ullrich of US Bank. Thank you once again to our event sponsors GRAEF USA, EUA, Kahler Slater, Schiltz Park, Tom Halat Roofing, Reinhart Boerner Van Deuren, US Bank, CBRE, Irgens and Mortenson Construction.

This year is also the year that our chapter is scheduled to update our three-year Strategic Plan.  In light of our upcoming 10-year anniversary in 2013, the Board of Directors decided that it was time to bring in a facilitator to discuss our future now that we are well established.  On June 18 we held a one-half day retreat which resulted in a modified Mission Statement and three areas of focus as we continue to make NAIOP Wisconsin the best that it can be.  More information about the new Mission and Strategic Plan will be shared in the very near future.

 

Finally, congratulations to Brandon Schulta of Chicago Title Insurance Company.  Brandon has been selected to co-chair the Membership Committee with John Schwab of Wipfli LLP.  Brandon is one if the first Developing Leaders of the chapter and has done an amazing job recruiting new members.  Brandon won the 2011 recruiting award by bringing in 6 new members!  He will be an excellent leader for the committee.

Continuing Education Course-Earn 9 Credits!
We are offering our second continuing education course, Real Estate Investment Analysis, on September 5-6, 2012.  REIA is designed to provide entry-level professionals with the technical skills necessary to analyze the financial feasibility of real estate investment opportunities.  Valuation techniques (direct cap and discounted cash flow analysis) are introduced first, followed by an examination of debt financing's impact on real estate investments.  A case study is to be provided for group work.

This course is a substitute for broker courses 1, 2 and 4.

Make the Most of Your Membership-GET INVOLVED
 Everyone knows the old saying, "You get out of something what you put into it".  The same holds true for your NAIOP membership.  We are a volunteer-run organization so we are ALWAYS looking for folks to help out.  Opportunities include:
  • Committees-Programs, Public Affairs, Marketing and Communications and Membership
  • Newsletter-writing very brief articles
  • Events-taking photos, working the registration table, design opportunities

Public Affairs Update

I'm sure we're all breathing a sigh of relief now that the Recall Elections are over.  However, the political environment is far from quiet.  To keep informed about what we are working on, please pay attention to the monthly Legislative Updates which are sent on the 15th of each month.  If you missed any, don't worry-they are all archived under Legislative Updates.

Federal Candidate Surveys
 
NAIOP Corporate has assisted our chapter in putting together a questionnaire for the federal candidates running for Senator Herb Kohl's seat.  The survey results will be made available to members prior to the August primary.

Direct Giver Program
 
The Board of Directors and Public Affairs Committee will soon be calling YOU!  Our chapter recently started a Direct Giver Program in conjunction with the Wisconsin REALTORS Association.  Most members contribute to political campaigns already.  We ask that you consider making your donations through this program.  Not only will you get credit, NAIOP Wisconsin  will gain recognition to help with issues that impact our industry.  For more information, go to DIrect Giver Program.

NAIOP Wisconsin Sends Letter in Support of County's RFI Process for Transit Center
 
NAIOP Wisconsin and the Commercial Association of Realtors Wisconsin teamed up to send a letter supporting the Milwaukee County Board's unanimous decision in November 2011 to issue a Request for Information (RFI) regarding the Downtown Transit Center.  After four developers responded to the RFI, the Economic and Community Development Committee was considering changing this to further issue a Request for Proposal from the developers.  The argument was that the developers and commercial real estate professionals had acted in good faith to provide what the County Board had originally unanimously agreed to.  Issuing the RFP would prolong the process.  The ECDC upheld the County Board decision 5-1.  For a copy of the letter, go to Transit Center Letter.

Our Corporate office is currently seeking applications for the new Developing Leaders Forum that will meet for the first time in October at the annual Development Conference which is being held in Washington D.C.  Lyle Landowski of Colliers International is participating in the current DL Forum and would be happy to answer any questions interested parties may have.
