Can you believe it is September already?
The summer seemed to fly by, it was really busy for us...we had the pleasure to work with some amazing people, helping them find and sell amazing homes. We also snuck in some family time, Sheri visited California and Jen took some weekends to Harrison Hot Springs and the Gulf Islands. Now it is that magical time of the year ---Back to School! I love this time of the year, especially the shopping part, one for the kids and two for me! I also do like getting back into a routine, it has been many late nights at our house. You can practically smell Fall coming in the air, it is getting crisp and cooler, love it!
The Real Estate market on the other hand has changed again, we have seen some dramatic decreases in sales over last year/ same time; although housing prices have seen slight increases. There is still a lot of inventory of homes out there to pick from; it is Buyer's market for sure. As well, the effect of the HST has seemed to have really challanged buyers...generally speaking, people are confused as to how HST affects buying and selling Real Estate. Please note that HST is only applicable when purchasing BRAND NEW homes and only is applied to commissions when selling a property (also applies to other real estate related charges i.e.legal fees/inspections). Call us if you need more clarification on HST.
Vancouver, BC - August 12, 2010. The British Columbia Real Estate Association (BCREA) reports that Multiple Listing Service® (MLS®) residential sales in the province declined 42 per cent to 5,784 units in July compared to the same month last year. On a seasonally adjusted basis, MLS® residential unit sales in the province declined 19 per cent in July from June 2010. The average MLS® residential price climbed 6 per cent to $491,832 in July compared to the same month last year.
"A relatively large number of homes for sale have created the most favourable supply conditions for home buyers in more than a year," said Cameron Muir, BCREA Chief Economist. MLS® active residential listings were 21 per cent higher in July than at the start of the year on a seasonally adjusted basis. However, with newly listed MLS® residential units now declining, tighter market conditions may emerge this fall.
Year-to-date, BC residential sales dollar volume increased 16 per cent to $24.2 billion, compared to the same period last year. Residential unit sales rose 4 per cent to 48,127 year-to-date, while the average MLS® residential price climbed 13 per cent to $504,281 over the same period.

Don't "Fall" into the Season Without Preparing Your Home Getting your home ready for the cooler weather
Proper maintenance of your home and garden will help preserve your investment. And best ofall, keeping your house in tip-top shape this fall will prevent any unnecessary chores in the spring.
Outdoor Projects
- Complete exterior painting before cooler weather arrives
- Check and repair exterior lighting before daylight fades
- Store lawn ornaments and patio furniture in a shed or basement. If space is limited, weather-resistant covers can protect outdoor furnishings
- Cover air conditioner and barbecue to prevent winter damage
- Close your pool before leaves start to fall, and nighttime temperatures begin to drop. Sooner than that and you risk an algae bloom
- Store kids toys indoors or in an outdoor shed to prevent rusting and fading
- Till and prepare planting beds when the soil is relatively dry. By adding soil and mulch to your beds, you'll be a step ahead for spring planting
- Plant spring blooming bulbs and perennials
- Mow grass short for the final cut of the year by reducing the cutting height gradually to 3.5 cm (from 7.4 cm) until the grass stops growing |
