Featured Project
Dodger's Spring Training Stadium
Our featured project this month is the Camelback Ranch, which is the spring training facility for the Los Angeles Dodgers and the Chicago White Sox. The initial specification for this project was for a slurry broadcast of Quartz aggregate throughout the facility. However, during the construction process, it was discovered that the moisture readings, via calcium chloride testing, read on average 4.5lbs. Industry standard dictates that the moisture level for non-permeable floors be 3lbs. or less. Coating Solutions, the project contractor, came to APF for a solution. APF worked with them to implement the APF Moisture Remediation system in order to be able to move to the next step of installing the slurry broadcast floor. Approximately 29,000 sq.ft. of auxiliary buildings, which consisted of concession stands, kitchens, and restrooms were coated. For each side of the stadium (Dodgers and White Sox), they coated all restrooms, showers, and kitchens for a total of 17,000 sq.ft. The following process was used:
- Preparation of concrete to 20 mil profile via shot blasting and diamond grinding
- Filling of joints with APF EMS Joint Filler
- Application of APF's Moisture Remediation System
- Application of cove base with APF Epoxy 400 and 3M Quartz
- Application of first broadcast with APF Epoxy 400/slurry mix, broadcast 3M Quartz to refusal
- Application of second broadcast with APF Epoxy 400 and 3M Quartz to refusal
- Grout coating with APF Epoxy 400 in restrooms and showers
- Grout coating of APF Epoxy 600 in concessions and kitchens
- Top coating of floors with APF Polyurethane 100 UVR

APF's Moisture Remediation System
The installation of low permeability flooring such as sheet vinyl, composite tile and polymer floor coatings over concrete with high levels of moisture vapor has been an industry problem for many years. Even with better levels of education and awareness of potential flooring failure, the problem persists and creates millions of dollars in damages each year. Beautiful and functional flooring installed over concrete with moisture issues can turn into a nightmare situation for building owners, contractors, flooring manufacturers and design professionals. Assigning liability often ends in an expensive legal battle. Arizona Polymer Flooring has formulated and manufactured specialized floor coatings since 1985 and has been a serious student of moisture related flooring failures for over 10 years. We have developed a highly specialized epoxy coating system to remedy all levels of moisture intrusion. Our moisture remediation library offers valuable information on understanding the dynamics of concrete moisture, accurate moisture testing, proper slab design to prevent moisture problems and information on our remediation system including product data, architectural specifications and warranties.
EMS-P is a specially formulated water-based epoxy designed to provide superior adhesion over concrete with high levels of moisture vapor emissions. When used with the companion finish coat, 100% solids EMS, a coating system is achieved that reduces moisture vapor emissions to acceptable levels and maintains its bond under continuously moist, alkaline conditions. EMS-P is also an ideal primer over damp or green concrete. The product may be applied at temperatures between 40-100ºF.
APF Epoxy Moisture Stop (EMS) has been formulated with low viscosity and excellent substrate wetting capabilities to promote penetration and adhesion to primed concrete. The hydrophobic curing agent gives it the ability to cure fully over the primer that may be passing moisture vapor. In addition, the product is crosslinked with Bisphenol F epoxy giving it very low permeability and excellent long term resistance to corrosive alkalinity. EMS contains no plasticizers, phenols or unreacted amines that could migrate out of the cured coating and trigger osmotic blistering. EMS Joint Filler is a specially formulated non-shrinking, flexible epoxy used for filling joints and cracks in concrete that is to receive the EMS coating system. It is cured with a hydrophobic curing agent that allows it to cure fully in the wet, alkaline environment found in concrete with moisture problems. EMS Joint Filler is modified with a novel raw material that is able to provide flexibility without compromising the water and alkalinity resistance of the material.
