WHITE ROCK CONDO SELLS FOR $21,000 OVER LIST

This White Rock condo brought with it a few challenges, namely; porcelain tile in the entire space, outdated kitchen & baths, very tired wall colours and filled with the treasures of the home owners, that had been accumulated for close to 25 yrs.
In came the painters, the new appliances and the rental furniture.
Here are the results as written by the Realtor:
"Hi Suze,
Well we accepted an offer on the condo last night at $21,000 over
list. It was a multiple offer situation (3 offers came in) We are
very happy and as its a very clean offer I think it'll go through
without a hitch.
I wanted to tell you that we received rave reviews on the
staging. There was a lot of action with lots of viewings.
Absolutely every single Realtor complimented us on how well the apartment showed. They had so many positive things to say....it was great to hear. I had one open house where 26 people went through and all parties but one complimented the staging.

1) Pictures: Most pictures are hung too high. To create the best effect, the middle of the picture should be placed at eye level, higher in hallways & lower in rooms with seating.
2) Window Treatments: Add drapes to soften a room, add elegance, style & colour.
3) Wallpaper: From classic to contemporary, simple to sophisticated, there are 1000's of styles to choose from. Do one feature wall or all four.
4) Paint: Dont' be afraid to use colour. Simple & economical, it can quickly transform a home from drab to lively.
5) Accesories: Imprint your personal style, add variety, interest and life to a space.
6) Flooring: Hardwood increases a homes value, while laminate and tile are the easiest to care for, and less expensive.
7) Removing Clutter: Less is more, but bare is not better. Removing clutter & disgarding unusable items creates space for something new. Too much clutter creates distraction.
8) Furniture Selections: Oversized furniture can be overbearing in a room. Furniture should be the right proportion & scale to suit the room and create intimacy & comfort.
9) Key Elements: Every room should have one key element or focal point. It could be an elegant light fixture, a vibrant painting, view or prominent architectural feature.
10) Storage: When making the best use of a small space, you can't be to efficient. A storage bed is the ideal hideaway to fit many items. Functional furniture with storage ability is a best friend in a small condo or apartment.
