Greetings!

The Spring thaw is finally here! Not only is the weather finally warmer, the housing and mortgage markets are warming up too!  It has been uncharacteristically cold on all fronts and now there is finally a warming trend. 

When you look over the sales statistics, you'll see that there is an increase in the number of houses sold over last month. There has also been a flurry of activity in the higher-end homes even in the first 2 weeks of May. 

On Tuesday, the Wall Street Journal
stated "residential construction is close to 15-year lows at 3.8% of GDP; by the fourth quarter of this year, it will probably hit the lowest level ever. So what's going to stop the housing decline? Very simply, the same thing that caused the bust: affordability."
 
 

Our area actually saw a 5% increase in appreciation over the last 16 months, contrary to many parts of the country and while that won't make a compelling case for selling, you can rest easier knowing that we are the envy of the whole country with our real estate market!

Nationally, home prices are falling, unemployment is on the rise and the economy is expected to grow slowly--or even contract--in the first half of the year.

But some cities are doing just fine.

8. Seattle, Wash.

  • Median home price: +1.2%
  • Unemployment: 4.3% (from 4.5%)
  • Key growth: Leisure and hospitality, 4.1%; manufacturing, +2.6%

The region around Puget Sound is home to Microsoft, Amazon.com, Starbucks, Costco, Nordstrom and Washington Mutual. What's more, home prices are only half that in the San Francisco Bay Area, and unemployment in the region is falling. Of the 50 largest metropolitan statistical areas in the U.S., Seattle had the strongest growth in manufacturing in the past year.
