If you've been waiting to list your home because you think spring is the time the buyers come out, think again.  That's what everybody else is doing and that's exactly what a smart seller does not do.

 

It is much better to be a contrarian when selling your home-doing the opposite of what everyone else is doing.  Once the spring flowers start blooming, you're going to have ten times the competition you have right now.

 

The benefit of listing right now is obvious.  This is a critical time period.  Looking at the current listings, most of the homes that appear on the MLS (Multiple Listing Service) have been sitting there for a while.  People have seen them over and over again.  When a new one pops up, it gets a lot of attention-much more than it would get in April.

 

This attention could be the springboard to selling your home.  In April, homes appear on the MLS every day-an atmosphere of more competition.  This reduces the likelihood that your appearance will make as much of an impact.

  1. Make sure you have backup plans -
    If you leave anything to chance you can pretty much be sure it will go wrong in all the worst ways. Make sure you have plan B, & C and for good measure.    
  2. Use professional movers OR over-recruit on the help.
  3. Do not throw every bit of clutter away; some of it might come in handy -
    Portable televisions, old style telephones, camping equipment. You name it. You never know if you need these items to fill in the spaces when you get there.
  4. Plan your day as best you can -
    You don't want people tripping over each other.
  5. Keep essentials close -
    A lot of stress can be saved if you can lay your hand on what you need without hunting for it. Everything from milk and kettle through to power tools. Don't throw everything into boxes without at least marking what it is, where it should go and how.
