A key figure in the America's Cup planning process joins us for an inside look at the opportunities and challenges facing the 2013 race in San Francisco.
Jonathan Stern, the port's Assistant Deputy Director for Waterfront Development has emerged as a key spokesperson for related events in 2012 and 2013. San Francisco Bay will be home to the 2013 America's Cup Finals and the Challenger Series for the Louis Vuitton Cup, as well as an America's Cup World Series event in 2012. This will be the first time the America's Cup has been hosted in the United States since 1995. Stern will talk about environmental impacts, waterfront development and many other issues leading to the event. Annual Trade Fair-Over 20 Friends of IREM will be available at 11:15 to answer your questions about their products and services. Topics range from landscaping to roofing, from lending to security. Lots of gifts and prizes!

The main topic will be "benchmarking scores": AB 1103 requiring the publishing utility consumption info for tenants, potential tenants, buyers and leasers. CPM ReBoot: new discount refresher course
Dear CPM: If you are like me, over time your financial analysis skills get a little rusty. One day you need to do a cash flow analysis; you pull out your HP10BII or Excel spreadsheet, and they look like something from another planet.
At IREM SF we've developed a new program just for you and me. I named it the "CPM Reboot" and basically it allows us to take any live class offered by IREM SF for half of the best tuition rate. Our first CPM Reboot offering is coming up on August 26. ASM 605 is the last class in the Asset Analysis Track. It is a day-long exercise in case studies that is well-suited to the refresher, or Reboot, concept.
Here's what our instructor Tom McAndrews has to say about the class: "ASM 603 and 604 focuses on Loans and Time Value of Money theory, while ASM605 focuses on utilizing the IREM spreadsheet to perform real estate analysis and valuation on multiple case studies. The IREM Comprehensive Spreadsheet is an excel file that is an incredibly powerful tool that is included in the cost of the class.
"The excel file makes it easy to easily prepare budgets, cash flow analysis based on the budget, comp grids, stand alone discount cash flow analysis, after tax cash flow analysis, loan amortization, and real estate valuation. In short, the Spreadsheet allows us to perform real estate analysis/valuation similar to Argus. (Argus cost about $4,000.00).
"This spreadsheet was not available until 2004 or 2005 and has been recently updated to allow for a ten-year analysis. So CPMs that took the class prior to 2004 would not have seen this spreadsheet.
"In ASM605, I encourage students to bring in properties that they are working on or looking to acquire and we perform an analysis and value the property. ASM605 also covers income tax and capital gains tax." -Tom McAndrews, CPM, Asset Track Instructor
