     San Francisco Attorney Rick Mallory is an expert on commercial leases. Bill Groth is Senior Vice President of BCCI Construction Company. In a two-part luncheon program, Mallory and Groth will review the background of the green building movement, the definition of green building and green building lease, and the drafting and negotiation of language addressing the fundamental green building lease issues.    
 
      Topics include the inconsistent incentives for landlords and tenants on operating expenses, the allocation of carbon credits and tax credits and the responsibility for capital costs for the retrofitting of buildings.

Trade fair to feature $100's in prizes           An American Express Gift Card for $100 will be among the prizes awarded follwoing the annual Trade Fair at Friday's chapter luncheon meeting.

    Twenty Friends of IREM will be participating in this year's Trade Fair which begins at 11:15 a.m at the Banker's Club in San Francisco.   The Fair will follow the Green Supplies Seminar and will precede the June Business Luncheon Meeting (see above for details.)  Most of the Friends will be bringing gifts for the drawings.

 Delegation from IREM SF travels to Capital Hill   
   A delegation from the San Francisco Chapter joined other IREM members on a vist to Capitol Hill in April. In addition to meeting with the staffs of several Congressmen, The group had breakfast with Senator Diane Feinstein. 
     The delegation had three major topics of discussion.
     Commercial market liquidity: calling for the economic stimulus plan to provide for small business loans, short-term loans for capital inmprovements and refinancing for mortagages.
     Energy efficient buildings: Storngly supporting positive incentives for energy conservation activities including HR 1778, which provides incentives for retrofits.  The group spoke in opposition to mandatory labeling and retrofitting, and building code development by fereal agencies.
    The group spoke in opposition to any proposal that would eliminate capital gains treatment for any carried interest of a rel estate partnership.

New Fair Housing  Seminar now offered to firms 

   IREM SF is now making available  a new DVD-based seminar specially designed for residential real estate managers. 

 "Fair Housing and Beyond" is the result of an exciting collaboration between the Institute of Real Estate Management (IREM) and the National Apartment Association Education Institute (NAAEI).
