Greetings!  

 

Recently, after receiving a call from the frustrated homeowners, we staged their apartment on the Upper East Side that had been on the market for 252 days.   They accepted an all-cash offer just 18 days after we staged!

 

And, because the buyer liked our design so much, they wanted to buy every piece of furniture we used in staging this formerly vacant apartment.  This is a testament to the Lifestyle Merchandising that staging is all about.

According to Corcoran's August 2012 Monthly report

 

"Record low inventory levels and strong demand continue to push pricing higher. Market-wide average price per square foot increased 6% compared to both last month and last year." 

 

Market Wide: 

  • There are 6,778 units currently listed on the market.
  • New listings represent 19% of the total number of listings.   

The following is a comparison of August 2012 vs. August 2011:

 

Condos:

  • The median sale price of $999,000 decreased 16%.
  • The average price per square foot of $1,315 is a 1% increase
  • Discount from last ask to sale at -5.6% represents a 27% decrease 
  • Days on the market decreased 20% to 183 
  • Listed inventory decreased 19% to 2,905 

Co-ops:

  • The median sale price of $647,500 increased 11%
  • The average price per square foot of $957 is up 14%
  • Discount from last ask to sale is up 27% to -3.6%
  • Days on the market increased 2% to 160 
  • However, listed Inventory decreased by 17% to 3,313

Choosing the Right Kitchen Hardware
for Shaker Cabinets        

  

Shaker style cabinets are so versatile they can be used in both modern and traditional style kitchens.  However, the hardware on the cabinets is one of the things that sets the tone for the style.

 

Hardware has been called the kitchen's jewelry, and picking out the correct knobs and pulls is an important step to get your dream kitchen just right.  Look at these top styles to get some good ideas of what's going to work best.

  • In the same way a font choice affects the look of a logo, the decorative hardware of a kitchen can transform the overall experience of the space  . 
  • For drawers 30 inches and wider, use two bin pulls.
  • Putting knobs on drawers is a great vintage touch, though pulls are more user friendly for everyday use.
  • Mixing finishes on dark and light cabinets helps to create contrast on each and keeps the kitchen from feeling stale.

...Grey is the New Beige? We've noticed a trend in decorating's new go-to neutral. Big names like Ikea and West Elm carry the color extensively and are perhaps helping grey knock beige out of the running as decorators' new favorite color.

The following is a comparison of August 2012, annualized, vs. all of 2011, by town:

 

East Hampton Town:
  • The median sales price increased 8% to $948,750
  • The number of sales increased 18% to 559
  • The dollar volume of sales increased 34% to $958 million

 Southampton Town:

  • The median sales price decreased nearly 10% to $775,000
  • The number of sales increased by 9% to 1,069
  • The dollar volume of sales decreased 5% to $1.7 billion
Southold Town:
  • The median sales price decreased almost 4% to $425,000
  • The number of sales increased 15% to 336
  • The dollar volume of sales increased 8% to $195 million
