We recommended to the homeowner to paint the walls a more neutral color in order to freshen up the apartment and to appeal to most buyers.

The living room was not being presented in its best light.  So we removed the blanket that was acting as a table cloth, rearranged existing furniture, brought in some new rental furniture, hung the owner's fabulous art and accessorized with the owner's ceramic collection.

The kitchen was repainted and decluttered and now a buyer can see

just how fabulous it is.

Granted the owners were in the middle of packing up items that were being discarded and stored, when we took our before shot, but one can see how fresh bedding and the right accessories can turn an ordinary bedroom into a special retreat.

According to Corcoran's July 2012 Monthly report

 

"Sales slowed this July, as is typical for summer, but were still much higher than last year with a cumulative 23% uptick in contracts signed. Condo sales decreased 8% from June but were 23% higher than July 2011.

Average pricing decreased market wide from both last month and last year, which is partly due to a decrease in the average size of residence that traded in July compared to June and July 2011." 

 

Market Wide: 

  • There are 7,380 units currently listed on the market.
  • New listings represent 20% of the total number of listings.  

 

The following is a comparison of July 2012 vs. July 2011:

 

Condos:

  • The median sale price of $1,189,440 increased 6%.
  • The average price per square foot of $1,258 is a 13% decrease
  • Discount from last ask to sale at -5% represents a 39% increase 
  • Days on the market decreased 24% to 133 
  • Listed inventory decreased 17% to 3,172

Co-ops:

  • The median sale price of $560,000 decreased 18%
  • The average price per square foot of $821 is down 15%
  • Discount from last ask to sale is down 33% to -3%
  • Days on the market increased 18% to 155
  • However, listed Inventory decreased by 17% to 3,654

21 Ways to Enhance an Entryway
from Real Simple

   

 

  

 

Need some helpful hints on how to wow guests with your foyer or entryway? Real Simple's article "21 Ways to Enhance an Entryway" has some great tips and we've highlighted a few here. 

  • Add a runner rug to draw guests in. Leave it clear of furniture to create openness.
  • Position a mirror at the end to catch the light upon entry. Paint it white to add even more brightness. 
  • If you have a nook in your foyer, cozy it up by adding a small table and chair, or even just a chair, to be more welcoming.
  • For overhead lighting, suspend a pendant or chandelier  8'6" above the floor. Any higher and you'll lose the visual effect, any lower and you'll truncate the space.
  • Add a slender lamp to give off an inviting glow without overwhelming a small console or table.
  • For a focal point try a beautiful dresser to store hats, gloves, scarves, and the like.

  • The median sales price increased 8% to $948,750
  • The number of sales increased 20% to 591
  • The dollar volume of sales increased 32% to $943 million

 Southampton Town:

  • The median sales price decreased nearly 10% to $775,000
  • The number of sales increased by 10% to 1,075
  • The dollar volume of sales decreased 2% to $1.8 billion
Southold Town:
  • The median sales price decreased almost 4% to $423,500
  • The number of sales increased 12% to 327
  • The dollar volume of sales increased 3% to $185 million
