Did you know that color can heavily influence a consumer's buying decision, and each color has different effects on the consumer?  If you notice, we love using pops of color in our stagings.   

 

This month we share with you the Before and After photos of a staging we did using pops of blue and orange in the living room, and pink in the girl's bedroom.  This beautiful and well-priced apartment with amazing Hudson River views was the subject of my home staging segment filmed by TV Tokyo as shown in last month's newsletter.

Empty Space Transformed into a Home

   

After seeing our successful staging of a vacant studio apartment for one of his listings, Josh Doyle of Corcoran knew we were the right home staging company to call for his new vacant listing at 30 West Street in the Financial District (FiDi). 

 

The apartment has three bedrooms and three and one-half baths, and features views of the Hudson River.  Reasonably priced at about $1,000 per square foot, this apartment is in an amenity-laden building with a great public school literally out the back door.  

 

Our demographic research of the typical buyer in this building and in this area revealed young families as the most likely profile.

This living room looks small without furniture.

By adding furniture, rooms actually appear larger. Any buyer can see there is plenty of space for the family and friends to gather.

Without anything to look at, the buyer might focus on the unattractive building out the window.

Now the buyer can focus on the space and imagine living and dining in it.

But now that we've added furnishings and a calming color scheme the space is serene and comfortable.

Through our staging, we targeted the young family with children as the most likely buyers for this apartment.

Because it's just a bathroom, doesn't mean it shouldn't be staged. It's important to create a luxurious, spa-like atmosphere.

According to Corcoran's monthly report:
 

"As we enter the beginning of the typically strong Spring season, market-wide sales activity picked up significantly in February. Both condo and co-op sales increased compared to last month and last year."

. 

The following is a comparison of February 2012 vs. February 2011:

 

Condos:

  • The median sale price decreased 18% to $1,157,500.
  • The average price per square foot increased 8% to $1,473.
  • The days on the market decreased 19% to 214.
  • The discount from last ask to sale decreased 11% to 5.5%.
  • Listed inventory decreased 11% to 3,531 units.
  • Number of contracts signed increased 18% to 421.

 

Co-ops:

  • The median sale price decreased 2% to $651,250.
  • The average price per square foot decreased 10% to $911.
  • The days on the market increased 16% to 166.
  • The discount from last ask to sale increased 9% to 4.2%.
  • Listed inventory decreased 4% to 4,181 units.
  • Number of contracts signed increased 7% to 522.

 Tips and Tricks of the Trade:
How to Use The Transitional Style 

Transitional style balances traditional style with a contemporary feel. It won't leave you feeling too formal but will keep the type-A aspects of the interior decorator inside of you satisfied.

East Hampton Town:
  • The median sales price decreased 2.85% to $850,000
  • The number of sales decreased 13.2% to 426
  • The dollar volume of sales decreased 37% to $452 million

 Southampton Town:

  • The median sales price decreased nearly 16% to $725,000
  • The number of sales decreased by 8% to 900
  • The dollar volume of sales decreased 21% to $1.423 billion
Southold Town:
  • The median sales price decreased 8% to $404,000
  • The number of sales increased 8.5% to 318
  • The dollar volume of sales decreased 13% to $157 million
