'Tis the season to be busy, so I've decided to keep the December newsletter short and sweet.

 

We have had our best year ever and our best December ever (who knew we'd be this busy amidst the Holiday Season?).

The following is a comparison of November 2011 vs. November 2010:

 

According to Corcoran's monthly report for November:  

 

Condos:  

  • The median sale price increased 14% to $1,230,000
  • The average price per square foot increased 9% to $1,357
  • Days on the market decreased a whopping 28% to 146 compared to last year
  • Discount from last ask to sale also decreased at a whopping 47% to 4.1% due to less available inventory
  • Listed inventory decreased 11% to 3,711 units
  • Number of contracts signed decreased 16% to 299

Co-ops:   

  • The median sale price decreased 6% to $655,000
  • The average price per square foot increased 4% to $1032  
  • Days on the market decreased 6% to 150
  • Discount from last ask to sale decreased at a whopping 41% to 2.9%
  • Listed inventory increased 1% to 4,426 units
  • Number of contracts signed decreased 8% to 445

     EastEndMarket Overview: The East End




 

Note:  The following analysis is a comparison of annualized numbers through November 2011 to all of 2010. 

 

According to the November 2011 report by Suffolk Research Service, Inc. it seems that Southampton Town continues to perform more strongly than other East End towns:

 

East Hampton Town:
  • The median sales price decreased 7.4% to $875,000
  • The number of sales decreased 12% to 495
  • The dollar volume of sales decreased 26% to $719 million 
Southampton Town: 
  • The median sales price increased 7.5% to $860,000
  • The number of sales decreased by 7% to 965
  • The dollar volume of sales increased 14% to $1.809 billion  
  Southold Town: 
  • The median sales price remained unchanged at $440,000 
  • The number of sales decreased 12% to 279
  • The dollar volume of sales decreased 12% to $279 million
