Greetings!

I love the beginning of  a new year.  It's a time for a fresh start, a clean slate and those pesky New Year's resolutions.

After a quiet December for Designed to Appeal, we have received many inquiries so far this month for stagings of vacant apartments and consultations for occupied apartments for sale.

We have also received requests for interior re-designs as people must have put "redecorate" as one of their New Year's resolutions.  See our article on Benjamin Moore's paint color trends for 2011 below.

 

And we are also busy de-staging apartments that have sold. As we look back on 2010, we have highlighted some of our staging success stories below.

 

In addition, HomeGain published it's annual return-on-investment numbers for Do-It-Yourself home improvements in the table belowStaging increases value by nearly 300%.

 

And the real estate market improved over 2010 as compared to 2009 in both New York City and the East End

According to Corcoran's 4th Quarter 2010 Report,

 

"2010 has been an encouraging year in Manhattan real estate which experienced a 20% boost in sales transactions compared to 2009".

 

Market Wide:

 

There are 8,829 units currently listed on the market, which is almost a 30% decrease from the first quarter of 2009 when inventory reached its peak.

 

Approximately half of the units represent new listings added during the 4th quarter.  

 

Condos:

  • The median sale price of $1,049,000 in the 4th quarter of 2010 represents a 10% increase from from the same quarter of 2009
  • The average price per square foot of $1,199 is a 5% increase from 4th quarter 2009
Co-ops:
  • The median sale price of $655,000 in the 4th quarter of 2010 represents a 7% increase from 4th quarter 2009
  • The average price per square foot of $834 in the 4th quarter is relatively unchanged from same time last year

Forecasted Colors for 2011

 
In addition to their Color of the Year, vintage wine, the Benjamin Moore color team also comes up with a palette of colors they are forecasting for the coming year. 

 

The color team reviews cultural, social, and political conditions and looks at how they affect fashion and design trends. Their analysis led to a central Balance theme with three related "style movements"  -  Soulful, Spirited and Dreamy.  Each of these style movements were then defined by six Benjamin Moore colors.

Communications technology has drawn the global cultures closer.  What may have seemed strange now appears familiar to us.  On the style front, this is visible in ethnic designs, pattern-on-pattern, and handmade decoration such as beading and embroidery.

HomeGain recently surveyed nearly 600 real estate agents nationwide to determine the top 10 low cost*, do-it-yourself  home improvements for people getting their home ready to sell.          

 

Home Staging cost $550 and had a 299% Return on Investment (ROI).  It was also recommended by 80% of real estate agents.

     EastEndMarket Overview: The East End




According to George R. Simpson, President of Suffolk Research Service, Inc., the real estate market on the East End of Long Island (North and South Forks) is showing improvement.

 

Mr. Simpson said that all three of the market indicators: Median Price, Unit Sales, and Dollar Sales showed an up trend in 2010 vs 2009.

East Hampton Town:
  • The median sales price increased 5.8% to $965,200
  • The number of sales increased 68% to 562
  • The dollar volume of sales increased 83% to $969 million 
Southampton Town: 
  • The median sales price increased 1.4% to $800,000
  • The number of sales increased 32% to 1,043
  • The dollar volume of sales increased 31% to $1.591 billion  
  Southold Town: 
  • The median sales price decreased 4.7% to $440,000
  • The number of sales increased 27% to 318
  • The dollar volume of sales increased 21% to $190 million

Comparing 4th quarter of 2010 vs the 3rd quarter, Median Price was up, Dollar sales were up, but unit sales were down. 

 

Comparing 4th quarter 2010 with 4th quarter of 2009, all three indicators were down for the East End.
