November 2009 Newsletter
Greetings!,

Facebook fans of Corcoran were given the opportunity to ask their CEO, Pam Liebman, any question we wanted regarding real estate.

I and another home stager asked her what she thought of the future of home staging.

According to Liebman, in addition to visiting the property in person, good home staging helps properties in online search results.

And she's right - this is so important in today's real estate market where 80% or more of buyers start their search online and a seller is just a mouse-click away from losing a sale.

Click on the short video below to hear what she had to say.

Warmest regards,

Donna M. Dazzo, President

According to Liebman,

"Home staging is something that's here to stay and it's been a very good addition to the real estate landscape."

Tips and Tricks of the Trade

There's something about this time of year that makes Fall my favorite season.  Maybe it's all of the color - the trees, pumpkins, mums.

And it's so easy and inexpensive to decorate.  For example, the total cost of the items (not including the ceramic pots) on my front porch above was less than $40!
  • The wreath of fall leaves on the door were fastened with hooks and suction cups.
  • Before I "plant" the mums in the pots, I remove the flowers from the summer, but leave the ivy which always lasts til the first frost.  I then scoop out some dirt and plop the the mum in its plastic container right into the scooped out dirt.  I never bother removing the mum from its container since mums only last a few weeks and don't really need the extra space to grow.
  • I then add a pumpkin along with a colorful collection of gourds in different shapes, sizes and colors.

Did you know....
  • The first Thanksgiving was celebrated in 1621?
  • It lasted three days (it consisted of games as well as food)?
  • Canada also celebrates Thanksgiving Day? However, it's the second Monday in October.
  • That a mature turkey has 3500 feathers?
  • You should thaw a wrapped turkey in the refrigerator for one day per 4 pounds?
  • Israel consumes the most turkey per year per capita?
  • There was no set day for Thanksgiving until l941 when President Roosevelt set it as the 4th Thursday in November?  Prior to that it had been celebrated as early as August and as late as December.
  • The first Macy's Thanksgiving Day parade was held in 1924?

Market Overview: The East End

The numbers are up!  According to George Simpson, President of Suffolk Research, in an article on www.hamptons.com :
  • All three market indicators for single family homes in the five East End towns are up from the beginning of the year.
  • The number of sales nearly doubled from the first quarter of this year to the third quarter, and is up a slight 2% from the 3rd quarter 2008.
  • The median price increased 6.1% in this same time period, and was only 1% less than the 3rd quarter of '08.
  • The dollar volume of sales in the third quarter also nearly doubled from the first quarter and is actually up from 3rd quarter 2008 - a very encouraging 7.2%.

Last month I made a presentation at the library in Bridgehampton entitled: How to Sell Your Home Faster & More Profitably:  Showcase It!

As the reporter covering the event recapped what I said in her article in the East Hampton/Southampton Press:

"It's all about packaging," she said ..."Staging is positioning and packaging a house as a product on the market. People are more likely to have their car detailed before they sell it than to fix up their houses."

I love this online greeting card service. In 60 seconds I can choose and send a card with my personalized message in my own handwriting (and even with my uploaded photo) for less than what it costs to buy in a store and stick a stamp on it.  I also use it to send a gift of appreciation, such as a box of cookies or a gift card to Starbucks or Barnes & Noble.
