Neighborhood Concerns
As members of the Bayonne Place POA board, we receive many comments and complaints about the activities in our community.  The following is a friendly reminder about some continuing neighborhood concerns:

Overgrown Shrubbery and Broken Sidewalks -  Please keep sidewalks clear from overhanging shrubbery.  Additionally, remember that it is each homeowner's responsibility to keep their sidewalks in good repair.  Any splits, cracks, or breaks in your sidewalk can cause trips and falls which the homeowner will be liable.

Article 11 of the Bayonne bylaws state " Each owner or any part of the property shall have the duty and responsibility, at his sole cost and expense, to keep that part of the property so owned, whether or not occupied by the owner, in a well-maintained, safe, clean and attractive condition at all times, including buildings, improvements and grounds".

Maintenance includes but is not limited to the following:

    c. Tree and shrub trimming

    f. Keeping lawn and garden areas alive, free of weeds and attractive

    g. Keeping parking areas, driveways and roads in good repair

The property owner must keep his sidewalk in good condition for safety purposes and for compliance with the opening paragraph of Article 11 of  the by-laws. If someone falls and is hurt, the property owner is liable and responsible.

Bushes hanging over the sidewalk is in violation of the first paragraph above and items (c) and (f).

Pool Backwash - For those homeowner's who own swimming pools, it can be a bit confusing trying to follow a host of local laws concerning backflow of pool water.  Please be considerate, and remember that your pool drainage must not flow into any neighboring yards.  It is ethically as well as legally wrong to damage your neighbor's property.

Sec. 8-534 - Swimming pools, etc., drainage.

The water from scudder drains and all swimming and wading pools shall be connected to the city storm sewer, if available, in a manner acceptable to the administrative authority. If no storm sewer is available, they shall be connected to the sanitary sewer as prescribed in the Arkansas State Plumbing Code.

(Ord. No. 17,232, 5, 7-2-96; Ord. No. 18,552, 5, 9-4-01; Ord. No. 20,001, 4, 7-15-08)

Filter Backwash. Backwash from the filter(s) shall be piped to a sanitary sewer or other disposal method approved by the Department. If required, a permit for the discharge shall be obtained from the Department of Environmental Quality. In all cases of filter backwash discharge, an air-gap shall be provided with a minimum of six (6) inches between the discharge pipe and top of the sump or sewer piping. Both the sump and the exit pipe shall be sized to accommodate the backwash flow. A sight glass or other means for viewing the clarity of the backwash shall be provided. A provision to filter to waste shall be provided.

Coyotes! -Several residents have recently sighted coyotes in the neighborhood.  Be careful leaving unattended animals outside.  We don't want to see any of our wonderful house pets fall prey.  Also, please contact the board with any additional information you may have.
