Tara is involved with our clients from the start, working on client applications, discussing their goals and dreams, and finding just the right mortgage product to build the perfect mortgage strategy for that client. Rate hold Program with IOP |

At Invis on the Peninsula we strive to look after our client's long term mortgage needs, sometimes that means we have to do things differently than others, and we are ok with that.
One program we have is to setup a rate hold with a lender (other than the one you are currently at, they won't do this) so we can ensure the current fixed rate is held for up to 120 days. You can then see what happens on the market with no obligation to go forward. If rates stay the same or go down, no problem, but if rates go up, you have the peice of mind that comes with having the best rate held for you. If you wish to go ahead and move your mortgage, you can decide to proceed. Call us to arrange this for you, it's a free service, and while it is extra work on our part, we're ok with that.

The latest information for you
The Bank of Canada will review the Prime rate December 8th, when we expect them to leave it alone again. Inflation is below their target and does not show any signs of moving up in the near future despite a strong Real Estate market in the West & Toronto. Fixed rates are showing more competition again, despite bond yields being relatively unchanged. Some lenders are now offering "quick close" specials below the 4.00% mark. Most still hover in the 4.15% range, but watch for more to follow downward.
With low rates to continue, a variable mortgage strategy still makes sense for most people, and with new variables at Prime (2.25%), the savings are significant.
Our concern is not the current climate, it is the issue of coming due in a high rate cycle, which we expect to occur between 2012-2014. By floating now and locking in later we think it is worth some risk now to avoid those much higher rates down the road.

Ask the Expert!
We asked Wayne Saliken from Lucious Lawns about what should be done with your lawn in the fall.
As another season draws to a close, and most of us start thinking about upcoming winter holidays, it is important not to forget about putting our lawns to rest for the winter dormant season. Fall is a great time to invest in our lawn to have a jump start and great looking lawn then next spring. Some of the cultural practices to employ are: Fall core aeration...this will help in reducing compaction from the summer wear and tear, especially with active family members using the lawn. Core aeration will allow better air exchange with the environment and allow for better usage and uptake of water and nutrients. This treatment can be done in September and October. Fall Lime...use a dolomite lime in particular Dolopril lime. With all the acidic west coast rain that we receive coupled with the leaching of pine, cedar and fir tree needles into our soil, we encourage a good fall lime to help counter the acidity from the rain and the tree needles. Lime is also a source of Calcium and Magnesium that the grass plants need. This treatment can be done in September and October. Fall/Winter fertilizer...this important, but often overlooked application will pay huge dividends the following spring. A good fall fertilizer should have the nutrient number break down on the bag such as 15-0-30. This translated to 15% Nitrogen for color and growth (primarily the following spring) 0% Phosphorus this nutrient is associated with root growth, which you don't need going into the dormant season, and 30% Potash which will provide the grass plants with hardiness to over winter. The fertilizer should at least a 65% slow release blend. This application can be done from mid October to mid November. Lawn cutting...keep the lawn cut until early November. Although the lawn is not growing as fast as other times of the year the mowing acts as a means of cleaning up leaf litter and conifer tree needles. Excess leaf litter on the lawn will slowly break down and if not cleaned up and cause dead spot on the lawn by killing the grass underneath. In addition excess leaf litter may be a host for some pathogens to overwinter on. This could potentially lead to other concerns in the landscape the following spring. Along with the lawn mower, good fan rakes and leaf blowers make the clean up job go a lot faster. Typically the last cut of the year is around Remembrance Day. This last cut can be ½" shorter than regular cutting. Cutting the lawn a little shorter, may help in reducing snow mold activity should we receive a large snow fall like last year. In ground sprinklers...don't for get to have your system winterized (blown out) to prevent freeze damage. A good rule of thumb is to have this service done by Halloween. Giving your lawn a little attention this fall will get you off to a great start next spring and a lawn that you will be proud of and the envy of your neighbours. With fewer lower priced homes on the market many of our clients find it difficult to find their first or move up home. Those that are priced right and are in good shape move fast, often with bidding wars! One solution that many are not aware of is the Purchase Plus Improvements Program. It allows purchasers with as little as 5% down to include funds for making upgrades to the home. These updates can include roofing, flooring, new walls, windows, siding, heatins system upgrades, plumbing etc. The key is the improvements must be permanent (no appliances) and add value to the property. It can be as simple as getting a written estimate from a contractor up front, closing on the home, having the work done, then once the work is complete an inspection is made to confirm the work is complete and the funds are then released to you.
