Purchase + Improvements Mortgage Program
 
With fewer homes to show your clients, knowing the right tools to help them buy a home are more important than ever.  A key program you need to know about is the Purchase + Improvments where your client can buy a home that needs some work, and have that work done up front and the costs included into their mortgage.  things they can do include flooring, roofing, siding, windows, heating, and pretty much anything that stays with the house (i.e.  appliances are not covered).

$0 down Mortgages
 
When the Federal government changed the rules last fall many thought we would not see a $0 down mortgage program again, but we do have a couple available that may make the difference between a potential client down the road, or a purchaser right now.
 
Based on the CMHC/Genworth 5% down programs, these lenders will then offer the client the option to take a higher rate (currently 5.78% - 5.84% for 5 years), and they will fund the 5% down at closing.  Your client must have the closing costs covered as well as the deposit available until closing.
 
Currently, a $400,000 purchase with $0 down would give payments of $2,204 + taxes.
 
While coming up with their own 5% down, this program will get them into a house sooner, and with prices likely marching upwards in the near future, this may be a smarter move.  there are certain conditions that apply, we can discuss this with you at anytime.

We continue to have a strong fall market, with low rates and more buyers than sellers few would have predicted this at the start of the year! 
We don't see any changes to our Real Estate market in the short term, and likely higher prices into 2010.  Good selling!

Rates and forecast remain the same 
 
 
With economic reports in Canada & the US showing positive and negative numbers, many feel we are nearing the end of the recession.  I was part of the CMHC Housing Outlook webinar today where they forecast low rates into 2010 (with a small increase near the end), strong MLS sales into 2010 with prices increases putting us beyond the 2007/2008 range.

Current 5 year fixed fully discounted are now in the 4.15% range, with closed variables now around 2.25%.
 
 
The right Mortgage Strategy is more important than ever, we feel the slight risk in floating now and locking in later in 2010 far out wieghs the chances of a 5 year coming due in a high rate cycle (likely 2012 - 2014).  Get your client's the best advice, have them call us.

We asked lawn expert Wayne Saliken about what should be done to your lawn in the fall: 
 
As another season draws to a close, and most of us start thinking about upcoming winter holidays, it is important not to forget about putting our lawns to rest for the winter dormant season.  Fall is a great time to invest in our lawn to have a jump start and great looking lawn then next spring. Some of the cultural practices to employ are:
Fall core aeration...this will help in reducing compaction from the summer wear and tear, especially with active family members using the lawn. Core aeration will allow better air exchange with the environment and allow for better usage and uptake of water and nutrients. This treatment can be done in September and October.
Fall Lime...use a dolomite lime in particular Dolopril lime. With all the acidic west coast rain that we receive coupled with the leaching of pine, cedar and fir tree needles into our soil, we encourage a good fall lime to help counter the acidity from the rain and the tree needles. Lime is also a source of Calcium and Magnesium that the grass plants need. This treatment can be done in September and October.
Fall/Winter fertilizer...this important, but often overlooked application will pay huge dividends the following spring. A good fall fertilizer should have the nutrient number break down on the bag such as 15-0-30. This translated to 15% Nitrogen for color and growth (primarily the following spring) 0% Phosphorus this nutrient is associated with root growth, which you don't need going into the dormant season, and 30% Potash which will provide the grass plants with hardiness to over winter. The fertilizer should at least a 65% slow release blend. This application can be done from mid October to mid November.
Lawn cutting...keep the lawn cut until early November. Although the lawn is not growing as fast as other times of the year the mowing acts as a means of cleaning up leaf litter and conifer tree needles. Excess leaf litter on the lawn will slowly break down and if not cleaned up and cause dead spot on the lawn by killing the grass underneath. In addition excess leaf litter may be a host for some pathogens to overwinter on. This could potentially lead to other concerns in the landscape the following spring. Along with the lawn mower, good fan rakes and leaf blowers make the clean up job go a lot faster. Typically the last cut of the year is around Remembrance Day. This last cut can be ½" shorter than regular cutting. Cutting the lawn a little shorter, may help in reducing snow mold activity should we receive a large snow fall like last year.
In ground sprinklers...don't for get to have your system winterized (blown out) to prevent freeze damage. A good rule of thumb is to have this service done by Halloween.
 
Giving your lawn a little attention this fall will get you off to a great start next spring and a lawn that you will be proud of and the envy of your neighbours.
