Rate hold Program with IOP |

At Invis on the Peninsula we strive to look after our client's long term mortgage needs, sometimes that means we have to do things differently than others, and we are ok with that.
One program we have is to setup a rate hold with a lender (other than the one you are currently at, they won't do this) so we can ensure the current fixed rate is held for up to 120 days. You can then see what happens on the market with no obligation to go forward. If rates stay the same or go down, no problem, but if rates go up, you have the peice of mind that comes with having the best rate held for you. If you wish to go ahead and move your mortgage, you can decide to proceed. Call us to arrange this for you, it's a free service, and while it is extra work on our part, we're ok with that.

Mortgage Prepayments
Many people don't realize that they are allowed to make an annual prepayment to their mortgage in addition to their regular payments penalty free. Though each eldner is slightly different, these can make the job of paying down your mortgage a lot easier, with many lenders accepting payments as small as $100, anything you apply in this way goes straight onto your mortgage princicipal and will help to get you mortgage free faster...ask us for more details on how this works. |

The latest information for you
 While we expect the next Bank of Canada meeting October 20th to be more of the same, namely, no change in Prime, fixed rates are under a little pressure currently due to fluctuations in the Bond Yields. When a lot of money flows into the stock market, it flows out of Bonds and causes their yields to increase...and with it fixed rates. While the Royal is the only lender so far to move (35 bps increase in their 5 year posted rate to 5.84%), other lenders may try it out to see if they can scare their clients into locking in their variable mortgages.
For most of you floating in a great variable rate product, this will mean nothing, for those that feel nervous, let's talk, we have solutions (see the "Rate Hold" article to the left). For those that want to lock in right now, we can review what you will receive and make sure it is the best plan for you. Please call us to review with us anytime you are thinking of changing your mortgage strategy. |
