Water Water Everywhere  

 

Moisture control is the key word when it comes to the durability of your home.  In the bathroom, water gets into the wrong places two ways:  through water entering the walls, and water working its way beneath the surface of the floor to the subfloor.

 

Water vapor from a hot, steamy shower can be taken care of by a good bathroom fan.  To add efficiency, a humidistat can be installed which measures humidity level, turns the fan on and assures the fan runs the proper amount of time to clear the moisture.  A fan with a timer is a simpler solution. 

 

Water splashes on the floor can be resisted with modern building materials.  Specially designed waterproof membranes under ceramic tile floors will do the job.  To protect walls from those deluges of liquid, a paperless wallboard highly resistant to mold is perfect.  Mold likes to munch on paper, so it can be replaced successfully with fiberglass mats.

 

A final touch is sealing the tile grout using specifically formulated sealants such as siloxane or silane.

Smart building trends for 2011 and onward are already in place, but more and more builders and remodelers will be employing them.  Some of them are:   

  • Energy Efficiency
  • Water Conservation
  • Density of Location
  • Health
At the forefront of many people's minds these days is, of course, how to save energy, both for the sake of the environment as well as our utility bills.  New solar technology and vastly improved building techniques, some of which are being funded by the American Recovery and Reinvestment Act of 2009 (the economic stimulus bill), have us well down the path to homes that offer more comfort without hogging the unrenewable energy sources.

Conserving water is something we Northern Californians seem to know how to do well and proudly.  However, with improved fixtures and faucets, it will be easier to conserve.  An example is the Niagra Stealth toilet which beats the other low-flow toilets by an impressive 37% and is amazingly quiet due to its bubble flush rather than force flush.  What a concept.

Homes located closer to workplaces, retail and public transit are beginning to hold sway over homes inconveniently located.

Awareness of toxicity in the products we use and environment we live in make low or non-toxic building materials the trend for 2011 and into the future.
