Greetings:
On December 2nd the Board hosted our Annual Holiday Party at 1149 East Restaurant. Our members and guests enjoyed great food, festivities and a chance to network with other real estate professionals. In addition to the fun, we raised money for a good cause, Paws Watch, which will assist our four-legged friends during the challenging winter months.
This past year, the Board engaged in a variety of philanthropic pursuits. Together, we raised over $25,000 for local charities such as Cross Roads Rhode Island, Hasbro Childrens Hospital Child Life Program, The Elizabeth Buffum Chace Center, RI Community Food Bank and the RI Society for the Prevention of Cruelty to Animals. I am proud to commit to continued service to our community on behalf of the Greater Providence Board of REALTORS® and will continue this tradition of giving back throughout 2011.
There are a number of ways that you can participate with us in 2011. Consider joining a committee, contributing to RPAC through one of our events, or attend a course offered by the Board. In 2011, your Board will continue to provide valuable membership services, keep you informed of current developments that impact your business and bring you creative options to grow professionally. Call the Board office and make professional commitment and contribution part of your New Year's Resolution!

Important Notice For All RIAR & State-Wide MLS Members
NOTICE - Mandatory Use Of SafeMLS Tokens Ended on December 15th
Effective Wednesday December 1st, the use of SafeMLS tokens is no longer required. In an effort to both improve the security of your valuable data and your accessibility to the various on-line systems offered by RIAR & MLS, a new authentication system has been installed making the tokens obsolete on December 15th.
In ceasing to use the SafeMLS tokens, RIAR/MLS now will be employing an advanced access monitoring system which tracks system usage for signs of abusive behavior and automatically applies a range of enforcement actions based on the respective threat level. These enforcement actions include forced password changes, the answering of reminder questions to verify identity and temporary account suspension.
What You NEED To Know -
- Beginning on Wednesday, December 1st, the log-in page of MLXchange & Transit will be modified to include the existing SafeMLS log-in fields, as well as new "User ID" and "Password" fields.
- From 12/1 until 12/15, Members will be able to access MLXchange &Transit by either continuing to use their token or via their same MLS User ID number and the password they currently use for other RIAR/MLS systems, including on-line bill pay and RIAR Education Class registration
- During this two week period, Member are urged to use the "Forgot Password" link also included on the login page if they do not currently know their password
- On December 15th, the SafeMLS log-in fields will be removed from MLXchange, Transit and RILiving, leaving only the ID/password authentication fields
Also -
- During the 1st quarter of 2011, all Members will be required to select a new 6-character password to strengthen user authentication
- For those Members who had lost their token and had to pay a replacement fee on or after November 1st, a $50 refund will be applied to their MLS account
- Text Pass subscribers will be refunded their annual fee on a pro-rated basis
- Refunds for lost -then-found tokens will be accepted only until December 15th

Procuring Cause
Whether a broker is the procuring cause of a sale must be factually determined on a case-by-case basis. Many factors can impact a determination of procuring cause, but no one factor is by itself determinative. Procuring cause is in fact the interplay of factors which together demonstrate that the unbroken efforts of a specific broker were responsible for the buyer making the decision to consummate the sale on terms which the seller found acceptable. In other words, a broker who is the procuring cause of a sale is a sine qua non of the sale -- the sale would not have occurred but for the broker's efforts.
