Dear Fellow REALTORS® and Affiliates,
 
On September 23, 2009, I was honored to be sworn in as your President for 2010.  I would like to thank those of you who joined us at our 103rd Annual Meeting and Installation which took place at the Squantum Association overlooking beautiful Narragansett Bay. I would also like to thank Sussy DeLeon for guiding us through this past year, and recognize two outstanding REALTORS® - Joseph McCarthy, who is our 2009 REALTOR® of the Year, and Victoria Doran, the 2008 Board President, who was recognized with our Lear Award. Congratulations to both of them!
 
During my address at the Annual Meeting, I touched upon several key initiatives I would like to achieve during my tenure. First, I would like to enhance member awareness of the many benefits your membership offers at the local, state and national level. I would also like to highlight the importance of NAR Calls-to-Action and their impact on our national legislative agenda. Each member should take a moment to respond to these important emails that are generated by the National Association of REALTORS® to address our current legislative priorities. I have also developed a "Know the Code" Series for this newsletter which will highlight each Article and the importance of our Code of Ethics in our business practices. This month, the Preamble is featured. Please take the time to read it.  The tenets of this piece provide an important overview of the key practices that differentiate REALTORS® from real estate licensees. The Board will also continue to offer Code of Ethics Training for our members at the Board office. This course is certified by the Department of Business Regulation for 3-hours of core continuing education credit.
 
In the spirit of Thanksgiving, we will be hosting a blood drive on November 20th at the Board Office. This is one of the most important gifts you can give, so please consider joining us from 1 PM - 4 PM to donate. Kindly call the Board Office if you are interested in participating.
 
Please join us for our Holiday Party which will  
take place on Thursday, December 3, 2009 at Providence Piers from 5:30 PM -9:30 PM. The format will feature a cocktail hour followed by a lovely dinner buffet. This will be a premier networking event for our members and affiliates so please reserve the date now!

The Preamble
 

Under all is the land. Upon its wise utilization and widely allocated ownership depend the survival and growth of free institutions and of our civilization. REALTORS® should recognize that the interests of the nation and its citizens require the highest and best use of the land and the widest distribution of land ownership. They require the creation of adequate housing, the building of functioning cities, the development of productive industries and farms, and the preservation of a healthful environment.

Such interests impose obligations beyond those of ordinary commerce. They impose grave social responsibility and a patriotic duty to which REALTORS® should dedicate themselves, and for which they should be diligent in preparing themselves. REALTORS®, therefore, are zealous to maintain and improve the standards of their calling and share with their fellow REALTORS® a common responsibility for its integrity and honor.

In recognition and appreciation of their obligations to clients, customers, the public, and each other, REALTORS® continuously strive to become and remain informed on issues affecting real estate and, as knowledgeable professionals, they willingly share the fruit of their experience and study with others. They identify and take steps, through enforcement of this Code of Ethics and by assisting appropriate regulatory bodies, to eliminate practices which may damage the public or which might discredit or bring dishonor to the real estate profession. REALTORS® having direct personal knowledge of conduct that may violate the Code of Ethics involving misappropriation of client or customer funds or property, willful discrimination, or fraud resulting in substantial economic harm, bring such matters to the attention of the appropriate Board or Association of REALTORS®. Realizing that cooperation with other real estate professionals promotes the best interests of those who utilize their services, REALTORS® urge exclusive representation of clients; do not attempt to gain any unfair advantage over their competitors; and they refrain from making unsolicited comments about other practitioners. In instances where their opinion is sought, or where REALTORS® believe that comment is necessary, their opinion is offered in an objective, professional manner, uninfluenced by any personal motivation or potential advantage or gain.

The term REALTOR® has come to connote competency, fairness, and high integrity resulting from adherence to a lofty ideal of moral conduct in business relations. No inducement of profit and no instruction from clients ever can justify departure from this ideal.

In the interpretation of this obligation, REALTORS® can take no safer guide than that which has been handed down through the centuries, embodied in the Golden Rule, "Whatsoever ye would that others should do to you, do ye even so to them."

Accepting this standard as their own, REALTORS® pledge to observe its spirit in all of their activities whether conducted personally, through associates or others, or via technological means, and to conduct their business in accordance with the tenets set forth below. (Amended 1/07)

The Housing Tax Credit
 
 
 
 
 
On behalf of the National Association of REALTORS®, 1st Vice President, Ron Phipps, of Phipps Realty in Warwick, testified before Congress regarding the extention of the housing tax credit. Please review the information and take action by clicking the 'Take Action Now' button above.

Consumers are just starting to see the first glimmers of a bright future for the housing market and the overall economy. It's up to Congress to make that glimmer a reality by building on the momentum created by the $8,000 home buyer tax credit.
 
One of the key ways to do that is for Congress to extend the home buyer tax credit, said National Association of Realtors® First Vice President Ron Phipps today to the Senate Banking, Housing and Urban Affairs Committee during a hearing on "The State of the Nation's Housing Market."

"The data on the present home buyer tax credit show that the credit has had its intended impact-sales have jumped in recent months to a projected 5.1 million for the year and housing inventory has been trimmed, thus stabilizing home prices noticeably," Phipps said. He also pointed out that each home sale generates approximately $63,000 in additional economic activity, providing a tremendous economic boost to the national economy.
