 Hello!
 
This is a very busy time of year at the Greater Providence Board of REALTORS®! We are processing all your REALTOR® dues payments and ensuring that there will be no disruption in all of your membership services! Many of our members have had questions about their membership responsibilities and we have done our best to answer each concern individually.  Our mission is to assist you- so if you have any questions, please be aware that the staff members and the Board are here to help!
 
We know that this year is exceptionally challenging for many of our members and the Board is offering a $20 coupon good toward any Code of Ethics Course for the 3rd Quadrennial offered by the Greater Providence Board of REALTORS®.  Take advantage of this member benefit and ensure that your REALTOR® dues are received by GPBOR no later than December 15, 2008 to receive this coupon! Sound fiscal management has allowed us to offer local Board services at the most competitive price available.
 
This year, the National Association of REALTORS® met in Orlando for the Annual Convention.  The GPBOR delegation was able to spend some valuable time with our Ambassador Association from Nicaragua. We were also very pleased to participate in the Inaugural Gala, where Ron Phipps, of Phipps Realty in East Greenwich, was sworn in as our NAR 2009 First Vice President.  It is very exciting to have this representation  from our state and we all wish Ron well this coming year!
 
Our Board Open House and Blood Drive was held on November 21st.  The RI Blood Center reported that our efforts will help save the lives of 15 people in need of that vital resource!  Thank you to everyone who participated! 
 
Our Annual Holiday Party is coming up on December 11th. This year, I thought it would be fun to bring the event back to Providence and the Hotel Providence could not be a better choice! The cocktail reception is reasonably priced at $20 and will be held from 5:30 to 8:00 PM. We are grateful to Accardo Law Offices who is sponsoring parking and Homeland Financial Solutions who is providing a parking shuttle for our attendees! I hope to see you there!

Have You Completed Your Quadrennial Requirement for REALTOR® Code of Ethics Training?

Your local Board is charged with maintaining your records for Mandatory Code of Ethics Training prescribed by the National Association of REALTORS®. If you have taken Code of Ethics Training between 1/1/04 - 12/31/08, please make sure that you have submitted your course completion certificate to the Greater Providence Board of REALTORS®.  Documentation may be faxed to (401) 421-4705.  

If you have taken the class and are still receiving notices from the Board, please give the Board a call at (401) 274-8383 to clarify whether we have received confirmation of your completion.  It is important that you do so - because failure to complete the course will result in termination of membership as of January 1, 2009 per the National Association of REALTORS®.

NAR recommends Congress pass new housing stimulus legislation that includes the following priorities:
 
1. Remove the requirement in the current law that first-time homebuyers repay the $7,500 tax credit, and expand the tax credit to apply not only to first-time buyers but also to all buyers of a primary residence.

2. Revise the FHA, Fannie Mae and Freddie Mac 2008 stimulus loan limit increases to make them permanent. The Economic Stabilization Act, enacted in February, made loan limit increases temporary, and subsequent legislation reduced the loan limits and made them permanent. This has broad implication for homebuyers in high cost areas.

3. Urge the government to use a portion of the allotted $700 billion that was provided to purchase mortgage-backed securities from banks to provide price stabilization for housing. The Treasury department should be required to use the newly enacted Troubled Assets Relief Program to push banks to:
· Extend credit down to Main Street, making credit more available to consumers and small businesses;
· Expedite the process for short sales;
· Expedite the resolution of banks' real estate owned (REOs) properties.

4. Make permanent the prohibition against banks entering real estate brokerage and management, further protecting consumers and the economy.

 In July of 2008, State-Wide MLS began a voluntary SafeMLS Token replacement program initiated by a much higher than normal failure rate of the "Silver" Tokens that were then in use. While the device exchange is voluntary, we do recommend that you replace your current token with the serial # <E830410> as soon as possible to avoid a possible malfunction at the most inopportune time.
 
If your token is functioning properly, you may continue to use it. However, there are a number of benefits to the new style token:

1) The password that is generated is all numbers (not letters and numbers)
2) Much smaller design
3) New style key ring clasp makes it easier to put on/remove from a key ring
4) Longer warranty

There is no fee to make the exchange, and the process is simple, easy and only takes a couple of minutes to complete. Simply bring your current token and a photo ID to the MLS offices in Warwick during regular business hours and we'll take care of the rest!
