Greetings!
 
It is hard to believe that Labor Day is upon us!
With kids back in school and the vacation weather fading, it is time to get back to business!
I am pleased to announce that we have been working on a  terrific line up of Fall events to bring you in September and October!
 
The highlight of the month of September will be our Annual Meeting and Luncheon - which will be held on September 17, 2008 at the Squantum Association, Riverside, RI.  Please join me and our Board of Directors as we honor our REALTOR® of the Year, Karl Martone, and our 2008 Lear Award Winner - who will be announced at the meeting!  I would like to thank our sponsors, the Herbert H. Landy Insurance Company and Pawtucket Credit Union, for their generous support of this event!
 
REALTOR® Safety Week begins on September 14, 2008.  Please note our article in this newsletter and follow the link to review important safety tips for you and your clients!
 
This month, we are also launching an e-news special dedicated to helping our members understand the REALTOR® Code of Ethics and its application through case studies! You will be receiving the first one, on Article 1, by email in the near future. 
 
On Saturday, September 13th we are hosting a Furniture Drive to assist the International Institute in gathering gently used furniture to support the needs of political refugees that have settled in Rhode Island.  We are looking for items such as, couches, end tables, single and double beds and kitchenette sets. Small appliances and dishware is also being accepted. You can assist those in need by dropping off these furniture items between the times of 9AM - Noon at the International Institute. REALTOR® volunteers will be there to assist you and if you have any questions, please call the Board office at (401) 274-8383. 

I am excited to announce that on October 10, 2008, we have the opportunity to hear Oliver Frascona, Esq. speak to us about many of the pitfalls of property disclosure and our obligations as REALTORS®! Sign up early to ensure your seat is reserved!

The Greater Providence Board of REALTORS® in conjunction with the Kent Washington Association of REALTORS® is proud to present National Guest Speaker Oliver Frascona, Esq.  Attorney Frascona is a member of the Real Estate Educators Association and is the author of The Digital Paper Trail and The Real Estate Book.  He has been a speaker at the National Association of REALTORS'® annual conventions and has presented to over 40 REALTOR® Associations across the U.S.
 
"Life in the 6D's"  Defects, Discovery, Data, Disclosure, Damages & Defendants, 2007-2008 will cover:
 
It's about the Property!  Know what you need to discover, what you have no obligation to discover, what you need to disclose.
 
How to deal with damages, current or preexisting to the property.
 
How to keep from becoming a defendant!  
 
This will be an in-depth workshop with actual problem solving and resolution for cases using real-life examples.   Oliver will discuss misrepresentation and fraud as they relate to real estate transactions and disclosure of material defects.  Participants will obtain knowledge about what constitutes fraud and how it differs from misrepresentation. They will learn how to perform their job without making misstatements and misleading the public.

September 14, 2008 marks the start of Safety Week for REALTORS® across the nation. Now is a terrific time to talk about safe guarding your computer! I have compiled a few thoughts for you on protection against adware and spyware. 
 
First, what is Adware? Adware is software that displays advertisements on your computer. These are the ads that inexplicably pop up on your display screen. Some companies provide "free" software in exchange for advertising on your display. Yes, it's how they make their money.
Spyware is defined as software that sends your personal information to a third party without your knowledge or permission. This can include information about Web sites you visit or something more sensitive like your user name and password.  In turn, aggressive companies often use this data to send you unsolicited, targeted advertisements or worse -fraud.
 
So, how can you protect against these hidden hazards on the Internet?
 
However you acquire these uninvited guests, when they arrive on your computer, you will need special anti-spyware software to remove them. There are special programs that will scan your PC for any existing spyware or adware, remove it safely and then safeguard your computer against further attacks.
 
You can also avoid installing spyware on your computer by reading the terms and conditions you're agreeing to in free programs that you've downloaded and are going to install and making sure that no third-party programs are going to be installed alongside it. You should also avoid installing programs from pop-up windows that appear, unrequested, in your Internet browser. Then, with a little wariness and anti-spy software, you can stay spyware and adware free!

REALTORS® Can Make a Difference!
 
Each year, a number of refugees from war torn countries are transferred to Rhode Island by the US State Department.  The International Institute in Providence and its national and local partners resettle 90% of these refugees in the Greater Providence area and Southeastern Massachusetts providing assistance such as employment, acculturation training, translation and health services.  An essential first need is locating safe, affordable housing for these individuals. 
 
The International Institute, the RI Department of Health and the Healthy Housing Collaborative seek the support of the REALTOR® family in identifying landlords with 2-3 bedroom homes or apartments in the Greater Providence area.   To set up an account to list available properties free of charge or for more information, please visit www.HomeLocatorRI.net or call (877) 428-8844.  This website is funded through partnerships with state and local housing agencies and is a fully customizable web-based service supported by a bilingual call center.

REALTOR® Safety Week is September 14-20

The safety of our members is a top priority for GPBOR. Along with the National Association of REALTORS®, we are committed to helping our members stay safe while on the job, at home, and on the road.
 
To raise awareness about this important issue, September 14-20, 2008 has been officially designated as the fifth annual REALTOR® Safety Week.
 
Here are some helpful tips you can share with your clients to hep ensure their safety too.
 
Remind sellers that strangers will be walking through their home during showings or open houses. Tell them to hide any valuables in a safe place, including prescription medications and alcohol, as well as personal information such as bank statements that could be used for identity theft.
 
Warn your clients that not all agents, buyers and sellers are who they say they are. Strangers who stop by a listing unannounced should be asked to make an appointment with the REALTOR®. Stress that your clients should never show a home without an agent present.
  
At an open house, be alert to the pattern of visitors' arrivals, especially near the end of showing hours. In some areas, a group of thieves will show up together near the end of the open house and, while a string of supposed buyers distracts the REALTOR®, the rest of the group walks through the house stealing valuables.
 
When you leave a property, whether after an open house or a showing, make sure that all doors and windows are locked. Thieves commonly use open houses to scout for valuables and possible points of entry, then return after the agent leaves.
 
Let your clients know that you will take all of the above safety precautions, but that when they return home, they should immediately verify that all doors are locked and all valuables accounted for.
