Hurricane Shutter Update
As you are aware, an amendment was passed this year requiring installation of shutters or hurricane storm windows on those apartments which lacked protection.
 
Originally 72 apartments were in that category. As of today date, that number has been reduced to 52. To assist those 52 owners the board has granted an extension until Dec. 8 for complying with the amendment.
 
Separate and apart from that group are 50 apartments with existing shutters that have not passed inspection. That group of unit owners have until Dec. 8 to bring their shutters up to code. 
 
The reason for the urgency to comply lies with the cost of insurance on the building. Our insurance broker, Brown & Brown, who has represented the Balmoral for many years, wrote us in September stating that if the building is totally protected, we could reduce our costs by $350,000 per year. That savings equates to almost $900 for each owner every year going forward.
 
That is GOOD NEWS. We'll receive a 2% reduction in our deductible on the value of the building when we shutter the whole building. That 2% represents approximately $5000 per unit or over $2,500,000 in the event that the building were to suffer significant hurricane damage.
 
Balmoral Budget Approved
At a meeting held on October 24 the Board voted to approve the 2012 budget which reflects a modest increase of 2.87% over the prior year.

Atlantic Continues as Cable Provider
For many years the Balmoral has maintained a contract with Atlantic Broadband for television transmission. Since that company owns all the cables that were installed originally for the system, it would be prohibitively expensive to replace them. Thus we have chosen to renew the contract for 5 years. The company will maintain the old price for one year after which the cost will be raised by 4% instead of 5%.

 

Beach Chairs and Towels
As we prepare for the holiday season, the board intends to place additional chairs and umbrellas on the beach for the benefit of the unit owners.  Each unit owner will be entitled to a maximum of 4 chairs and one umbrella. These will be available on a first-come basis. Towels will be available, but we ask that you kindly return them before reentering the building. Last year more than 200 towels were never given back, costing us $2000.
Building Improvement Update
Balmoral Board Vice President Sid Goldsmith has supervised the following activities: repairs to the pool room ceiling; repairs to the equipment in the indoor gym as well as the outdoor gym for children; sale of some of the old gym equipment; repairs to the pavement in front of the building along with cracked windows; placement of new plants and soil soakers in the courtyard; installation of a new washer for towels at the pool; placement of three additional picnic tables outside the restaurant; repairs to  beach umbrellas with new ropes, pins, chains and bases; and replacement of bulbs in the pool with LED bulbs (last for 50,000 hours). 

Also, Sid and Balmoral Manager Pete Soler meet every Wednesday with  department heads to review each department's problems that occurred during the week.
