New carbon monoxide detector requirement.
I checked with the California Association of Realtors legal department to see if probates are exempt as smoke detectors are for 1-4 unit residential properties. The answer was no. A reading of the new law confirmed this. So, we'll have to make sure this is done before cloes os escrow. Can it be pushed onto the buyer? No restrictions on this. Just has to be done before we close.

SB458
Recently a revised short sale bill passed the California Senate. SB 458. The most important detail is the added protection from 2nd mortgages, known as subordinate liens. This and thte lenders now can't require the seller to contribute cash to the deal. Of course, the lender can always chose a foreclosure and go after everything if is is a recourse loan. The reality is that almost all lenders are not doing this as they would have to go the Judicial foreclosure route.Follow the link for a full text. |
