| Welcome... to our first LCS Newsletter! We'll only be publishing them once every two to three months, so make sure you save them and read every word, as anyone who has ever considered buying a second home will find them quite helpful. Please send us your comments and/or suggestions for future editions.
As we write this, we've just sold another home -- a Heron Cove on lot 3, which leaves only four available lakefront lots. It also marks our 10th lot of our 21 total sites which are either sold or built on!
 Come out this long Labor Day weekend and find out why Lake Chapin Shores is doing so well. We have 2 model homes which are not only available to tour, but could be yours. If you move quickly you could be moved in with time to enjoy some more great weather on the lake with your family, not to mention the incredible Fall colors coming soon! Is a vacation home a good investment?
"Just two more years, honey, and the party's gonna start!" How often have you heard about retirees from past generations slaving their lives away to save for their golden years, only to find there was precious little time left to enjoy it? Either their time was just too short or they didn't have the health and vitality left to enjoy it with their children and grandchildren when "golden years" finally arrived. Instead of the quality time their families were looking forward to spending with grandma and grandpa, all they were left with was the fruits of years of their hard work.
Family Memories - Your Best Investment Yet So much more than an investment in real estate, a second home is an investment in irreplaceable family memories - the highest dividends available. Anyone who has grown up with a vacation home, lake home or cottage can attest to the indelible memories of their youth spent playing with family and lifelong friends. For many urban families, these times represent the lion's share of childhood time spent outdoors getting exposed to nature. Whether it was fishing with dad, mom or friends, exploring in the woods, catching frogs, spotting deer and other wildlife, or just swimming, boating and waterskiing, the days spent away from their everyday "city" life was part of their education about the world around them.
A Shifting Trend
Perhaps this is why the trend has shifted toward buying second homes well before retirement: Life is too short to put off spending quality time with children and grandchildren until they've grown up. In fact, second home owners will tell you the best way to get your kids to come visit more often, with or without grandchildren, is to invite them to the lake house. Other factors enter into this trend. While a second home may help you escape technology for the weekend, it is also helping bring about the dream earlier. Availability of high speed internet access in second home communities has allowed parents to bring the family for much longer weekends or even weeks at a time during the summer. After getting a few hours of work done around the kids' schedules, or even working remotely all day, parents are then able to spend time on the lake with the kids during the longer daylight of summer.
Financially Wise, TooAt a time when home prices have been depressed and interest rates are at historic lows, an investment in a second home is also a great way to diversify a personal investment portfolio. Most investment allocations are far too heavy on stocks and bonds and too light on real estate. Real estate, over the long haul, has consistently been one of the safest and strongest investments available to most people. With interest rates in the mid-single digits, there has never been a more affordable time to lock in your dream home. Buying a home now is like taking the lemons the recession dropped on us and making "Lake House Lemonade". Even if you never sell your home investment, its dividends - cherished memories - will continue to be collected by your family, perhaps for generations to come.
"My doctor made me buy it."Ask any second homeowner what they like most about their home away from home and you'll likely hear the same refrain: "It's just a whole different atmosphere with a lot less stress. We've reconnected with our kids. They hardly ever watch TV or play video games, they don't have their iPods stuck in their ears all day, we play together, we eat together, we all read more, we make s'mores around the fire at night and actually talk. It's just more laid back than when we're with all the other distractions of the real world." And it's not just the stress relief, it's actually just what the doctor ordered . . . it's healthier. Most second homeowners report they spend more time on activities like taking walks, swimming, water skiing, kayaking, canoeing, motor boating, hiking, biking, cross-country skiing, snowmobiling, chopping firewood and just spending far more time in the fresh outdoor air.
Let Me Entertain YouSome people also use their vacation homes to entertain clients. This real quality time is far more effective and memorable than another round of golf or a restaurant dinner. Your tax advisor can tell you which of your expenses can be written off as a business entertainment expense. Whether you want to be the social butterflies of your group of friends and clients or make your second home your own private getaway, you control the guest list. Speaking of guests, nothing makes them feel more welcome than being included in the weekend preparations for a visit. |

Why Southwest Michigan?
Perhaps MSNBC said it best: "Imagine a weeklong vacation spent lounging on a sandy beach in Florida, touring a Napa Valley winery, visiting an art gallery in New York, exploring a historic Cape Cod lighthouse and golfing surfside on Hilton Head Island. Sounds great -- except for the expense, the unfeasible travel logistics and the exhaustion. Now imagine a leisurely vacation on the west coast of Michigan, where similar destinations are close enough to each other to be enjoyed in a lot less time and for a lot less money."
"I had no idea it was so close!" There are many very nice, affordable vacation homes within a two hour drive of Chicago, and some as close as 70 minutes from downtown. Even for those as far north as the Cook County - Lake County line, Michigan is as close or closer than what you may find going into Wisconsin. Many have discovered an affordable location in southern Wisconsin isn't really so southern, and they end up having 3-4 hour drives. Naturally, those living south of the northern Chicago suburbs will find Michigan far easier to get to, especially now that the additional lanes have been added and the construction completed on the I-80/I-94 expressway from Illinois to Indiana. For those approaching from the Edens or the Kennedy, the Chicago Skyway (I-90) is a great, well-maintained shortcut around the lake. For those coming from the far western suburbs, the new I-355 extension to I-80 is a real time saver.
It's Michigan, Pure Michigan Ever wonder why we hear and see all those great radio and TV ads featuring the mellifluous voice of Tim Allen, a Michigan native? Michigan has a tremendous natural resource that neither California nor Florida can boast: It has the world's longest freshwater shoreline. Bounded by four of the five Great Lakes, Michigan is a vacation travel destination to millions annually, not just from neighboring states, but from every corner of the US and beyond. The state's tourism website, Pure Michigan, has consistently won awards and has often been the most visited state tourism site of all 50 states.
Water, water, everywhere. . . The vast majority of those looking for a second home are looking for one with either a view of water or access to a lake, a beach or both. Southwest Michigan boasts not just some of the best Lake Michigan beaches (on the sunset side of the lake, no less) but also a large number of inland lakes ideal for boating, fishing and swimming. For those into skiing and fishing, consider an inland lake which typically will afford you more days of smoother water than Lake Michigan, but still close enough to drive 15-20 minutes to the world class beaches of Southwest Michigan. The views are spectacular and it's the closest thing to being on an ocean, without the nasty salt taste. .
You'll feel wanted! The State of Michigan understands the value of a thriving tourist industry, and they cater to it. Michigan visitors spend $17.5 billion per year, which creates almost 200,000 tourism jobs. Michigan is fifty percent forest land, much of it quite remote. The forests, lakes and thousands of miles of beaches are top attractions. In 2006, the Michigan State Board of Education mandated that all public schools in the state hold their first day of school after the Labor Day holiday so that summer workers wouldn't leave their jobs and cut the summer tourism season short.
More "time" to enjoy We are ideally situated on the western edge of the Eastern Time Zone, which means there is another hour of sunshine all year round compared to Chicago. Leave for the weekend on Friday afternoon and have time for dinner AND a cruise of the lake, as it stays light out as late as
10:43pm!* Better yet, when going back to Chicago, you get an extra hour back.
