Greening Tips for Building Managers
At the recent WestFac08 Conference
in Anaheim,
Solar Santa Monica picked up some good green
ideas for facilities managers. Here are five of them.
- Require that your building maintenance
crews not only use green products but also new,
efficient procedures. The savings in time will
outweigh any additional cost for materials.
- Rethink filters. The best ones will pay for
themselves in energy savings (yes, energy savings)
and reduced labor costs. (They won't need to be
replaced as often.)
- Still have old exit signs? Consider
skipping LEDs and going directly to
PHOTOLUMINESCENT signs (non-electrical and non-
radioactive) that save money - and qualify for a rebate
from Southern California Edison. See photo
above.
- Motors humming? A properly aligned
motor can reduce or eliminate vibration and improve
efficiency by 50%.
- As air conditioning season approaches,
take another look at "hot spots" in your building. A
couple of options to improve comfort and increase
usability of that space: special window film or a room
air conditioner - rebates available from SCE on both
these items.

| Solar Event at The Lobster |
| |
Some 65 people joined Manager Jack De Nicola (left
in photo) and Lobster Sales Manager Lynne Thomas
(far right) for a reception on the patio on March 6 (No,
the reception wasn't held on the roof!) The Lobster's
new solar system was visible only through pictures,
but everyone in the crowd congratulated in the Lobster
on its commitment to solar and its brand new Green
Business Certification.

| Green on 19 Open House |

On February 20, builders, architects, and interested
city professionals attended an open house at Green
on 19. The five-unit condo complex is filled with green
features and each unit is topped by its own solar
shade structure.
