A House is a home, not an investment

My own long history of "investing" in houses was brought back to me recently when a friend very kindly sent me a link from a Canadian newspaper outlining the price and details of a house sale in Toronto.


The house, at 87 Langley Avenue in Riverdale, happened to be my home from 1980 to 1985. And the friend was actually yanking my chain, giving me an ironic dig about my own questionable real estate decisions.


The house, a handsome detached Victorian, sold in just six days for $917,000, well over the asking price of $849,000. Previously, it had sold for $697,500 in 2006, $655,000 in 2004 and $390,000 in 2000.

Case Study  


I'm moving from Ottawa to Toronto, so I wasn't particular about any specific area, but I wanted something in a neighbourhood with lots of green in the area, and close to a subway, shops and amenities.  


I was looking for a move-in ready one bedroom condo with a den as I wanted something modern that didn't need repairs - and had upgraded features such as hardwood floors and granite countertops.  


I had originally underestimated how much I'd have to spend to get what I want, but I ended up with exactly what I was looking for. I bought a midtown condo that was a few years old.


I found I was getting good value for my investment because the newer ones were a lot smaller in size, and this had the largest master bedroom I had seen - and we looked at more than 20 units.  


I liked the building itself and the amenities and it was close to downtown but not right downtown.    


Working with Shawn was excellent, he's great to work with, easy going, friendly and  has a professional attitude. I didn't find him pushy and he allowed me to form my own opinion without feeling pressured.
