At last week's meeting Robin began her craft talk by sharing with members a little bit about herself and how she came to be associated with Oriana Financial. Robin is the mother of 2 girls and grandmother to 2 with a third on the way! Robin started her career with Scotiabank in 1974 and after working in a number of different capacities within several Ottawa area branches, she found her passion in the early '90s when she did her first mortgage. After that she moved to head up the Scotiabank mobile mortgages team where her main capacity was serving clients who were purchasing homes from the large builders such as Richcraft, Tamarack and Phoenix Homes. To this day, she still sees some of those clients as they are on their 2nd and 3rd homes and are still her clients. In 1998, Robin made the leap to independant mortgage agent with an Ottawa firm where she was able to learn the mortgage industry inside and out while updating her education requirements, making contacts and building her referral sources. After flourishing for 10 years, Robin was approached in 2008 by the Oriana Group to open the first Ottawa office, build the business and recruit the best agents she could find.
Oriana Finanical Group of Canada is an independant, privately owned and operated Brokerage house which opened its doors in Toronto 11 years ago. After spending 25 years in the banking industry, Mike Hall, President of Oriana Financial followed his vision and opened a Brokerage in Vaughn, Ontario where he resides. Wanting a unique name for his company, he decided to name it after his Italian wife, Oriana. After all these years the company now houses over 50 agents within the Greater Toronto and Ottawa areas. The Ottawa office currently has 7 fantastic agents, 2 assistants who combined do over 130 million dollars in residential and some commercial mortgages each year.

The perception that mortgage brokers are only for people who have bad credit or have been declined by the bank is changing. The fact is that mortgage agents can often get you better rates with a varitey of products because they also deal with equity lenders, mortgage banks, Insurance companies and trust companies. The other misconception about mortage brokers is that there are fees associated with using their services. This is incorrect as 90% of the time the agent receives their compensation from the lender for sending them a credit worthy customer. Only in 10% of cases is there a fee applicable to the client and this is when non standard credit is involved. Robin continued on by advising about the characteristics that mortgage lenders look for in potential borrowers (The 5 C's of borrowing):
- Capacity - is your income sufficient to repay the mortgage?
- Capital - does the size of your down payment indicate a serious commitment to the property on your part and sufficient minimization of risk on the part of the lender?
- Collateral - is the property of sufficient value and marketability to cover the amount borrowed?
- Character - your reputation and reliability is usually based on factors such as education, employment history and residence.
- Credit - your history of meeting credit obligations based on your credit bureau report over the past 6 years.
