Craft Talk Speaker: Paul O'Reilly of Metro Suburban

After Paul gave members a short
introduction/refresher on Metro Suburban Realty, his
colleague Rob Quinn talked about the Commercial
industry: where it is, where it has been and where it is
going. The market in Ottawa is currently good.
Ottawa's market is considered minor in the
commercial industry when compared to the major
markets of Calgary, Vancouver, Montreal and Toronto.
Even though Ottawa can't make big gains because it
doesn't have the big banking, oil or immigration that
the big cities have, it is attractive due to it's
government factor and it's stable market. The Ottawa
market has seen three recessions over the years:
1989, 2000 & 2009. The 2009 recession was unique
in Ottawa because the market saw some buildings
selling for over asking price. This was unique
because there is normally no emotion in business
real estate - commercially nothing goes for more than
the asking price. Going forward, Rob is predicting that
in the future we will see a good equilibrium of about 5-
6% in the commercial market which gives a good
negotiating place for both tenants and landlords as
well as good occupancy rates. Rob also touched on
additional things that may affect the market such as:
interest rates, the 10,000 government job loss, US
stimulus spending which is running out, people
starting to spread into outlying areas and the
increased difficulty in getting venture capital.
