Greetings!
It's hard to believe the first quarter of 2010 is over. It's been a while since our last newsletter and you probably thought we' re just slackin'. On the contrary, so much has been going on at Tierra Madre since the start of this new decade: we've moved, some amazing people have joined our team, we have added some awesome properties to our portfolio and we have begun some more improvements to our website. So, see ---- we've been pretty busy!
Although, time has been taken to get out and see some of the phenomenal wildflowers appearing this spring (see, it's not just weeds that like the rain!).

PORTFOLIO EXPANSION
Tierra Madre is pleased to add the following properties to our portfolio of community associations.
With 93-acres of common area consisting of lush greenbelts of grass and shade trees, SIERRA VERDE is a premier-living community in the heart of Glendale's Arrowhead Ranch. The 1,758 homes are surrounded by 17 acres of man-made lakes, 6 ramadas, 4 tot-lots, basketball and volley ball courts. The benefits of a lush, luxurious landscape is also in keeping with environmental responsibility as the irrgiation water is supplied through an effluent water system recirculating lake water. The community's commitment to quality is evident in the on-going enhancements and refurbishment projects scheduled for 2010.
PALOMINO is a gated community nestled in Arrowhead Ranch Phase V. Tierra Madre is pleased to assist this property in evaluating the feasiblity of converting existing turf areas to water-conserving xeriscape.
Located in Peoria, TERRAMAR is surrounded by 32 acres of natural desert landscape areas and washes. The Sonoran Desert theme is featured throughout the property's many walkways and trails. Tierra Madre is looking forward to assisting the co mmunity with its transition to a more natural appearance through selective pruning and trimming. WELCOME NEW ASSOCIATES!
Diana Dunlavey has joined the Tierra Madre team as our new Office Manager. In her role Diana will be handling the day-to-day accounting functions, customer service, management reporting and just about everything it takes to keep our office running smoothly. Diana's cheery personality is a great addition so be sure to give her a call and say "hi".
Tierra Madre's new Maintenance Supervisor is Fran Morahan. Fran will be primarily responsible for training and supervising the property foremen and ensuring adherence to Tierra Madre philosophy. In addition, Fran will be personally involved in the integration of new properties into our portfolio. Together with Chuck, Fran will be ensuring the utmost quality is provided to our customers.

CONGRATULATIONS!
In addition to enjoying some fabulous food from Caminero Mexican Restaurant, several associates were recognized for their achievements in 2009, at Tierra Madre's annual holiday luncheon.
Juan Cervantes was awarded "Team Player of the Year" for 2009. In addition to maintaining his own workload, Juan is always willing to fill in wherever and whenever needed. Whether it's covering during another foreman's vacation or illness, special projects or inclement weather. Juan has been the "go to" guy in 2009.
Our "Outstanding Foreman of the Year" was awarded to Manuel Leyva. In addition to his award for "Perfect Attendance", Manuel ("Mammy" as he is known to us) was recognized for his performance and dedication to making significant improvements on a newly acquired property.
Additional "Perfect Attendance" awards were given to Arnulfo "Tio" Zamora and Steve Gross.
A fun time was had by all and somebody actually walked away with a brand new flat screen tv from our drawing.

WE MOVED!!
(Or, worst case, we are just about almost nearly done moving.....)
Since our inception in 1995, Tierra Madre has been able to operate out of our location alongside the Wood residence in a unincorporated part of the valley. As one of the original residences in the area, we were joined by many other fledgling businesses and home-based entrepreneurs. Well, time marches on, WalMart marches in and the zoning and use requirements change. Besides that, we have prospered and outgrown the property and office.
So, the hunt started in early February for the right property and, thanks to Jason Samuelson of the JD Samuelson Group, we found our ideal location. Located at 2320 W Louise, we are strategically located within easy access to I-17 and the North 101 freeways. to making significant improvements on a newly acquired property.
Thankfully, we chose the right person in Diana to lead the relocation project. Calls were made, schedules laid out, boxes packed, services ordered, installations coordinated and wa-la.....as this newsletter is traversing the ethernet we are settling into our new digs!
We're going to allow everyone a couple of months to get any kinks out and give Diana a little down time before she starts planning our big 10th Anniversary/Office-Warming Party scheduled for June 4th. So, save the date and watch for your invitation and more specifics. Knowing Leesa and Diana, this will be the social event of the year and you will NOT want to miss it! |
LANDSCAPE MAINTENANCE SHOULDN'T BLOW YOUR BUDGET
How do you know if you're dealing with professionals?
Part 2 of an on-going series

We sat down recently and posed some questions to Mr. Gregg Bonn, Managing Partner/Agent Extraordinaire/Really Cool Dude at Premier Soutwest Insurance Group in Scottsdale, AZ, and asked him about the different types of insurance a contractor should carry and the importance of such coverage to a client/property owner/community association.
1. What protection does General Liability Insurance provide to a contractor's customer - specifically a property owner or community association?
There are two types of protection: general liability and products and completed operations.
General liability provides protection against any bodily injury or property damage caused by a contractor. For example, if a carpenter left nails on the ground and a property owner stepped on a nail and injured a foot, then the carpenter's general liability insurance would pay the medical bills associated with that injury.
Products and completed operations insurance provides coverage for the products manufactured by a contractor or for the work completed by a contractor. For example, if a plumber replaced the pipes in a property, and if those pipes were not installed properly or if the pipes were faulty, and if those pipes later failed and caused water damage, then the cost to repair the damage would be covered by this insurance.
2. What types of limits should a property owner or community association require?
Property owners and community associations should require a minimum limit of $1,000,000 per occurrence with a $2,000,000 aggregate. That means $1,000,000 is available to cover any one claim (occurrence) and $2,000,000 is the total amount available to the contractor to cover all claims during the term of the policy, which generally equals one year in length.
3. Tell us about Workers' Compensation
Of all the coverages required of your contractor, Workers' Compensation could be the most important. Injury to a worker can result in costly, long-term medical care and even death.
This coverage is required by the Arizona Registrar of Contractors:
"A.R.S. §23-902 requires that your business must have Workers' Compensation Insurance, if you employ any person. Furthermore, A.R.S. §32-1122.b.1(i), states the qualifications for obtaining a new license or renewing an existing license includes, "Proof that the applicant has complied with the statutes or rules governing Workers' Compensation Insurance.""
Workers' compensation benefits provide coverage for medical expenses as well as reimbursement for lost wages when employees are injured on the job. Workers' compensation coverage includes two types of protection: workers' compensation and employer's liability. The workers' compensation portion of the policy pays for claims made by employees, and the employer's liability portion pays the cost of defending lawsuits filed against the company by an employee or an employee's family.
Workers' compensation insurance can protect your business from lawsuits. Without the right coverage, an injured worker might sue your business to recover medical costs, disability costs and damages.
4. If the contractor is not driving one of my vehicles, why do I care if they have Automobile Insurance? What risks are there for a property owner/community association if their contractor shows up on their property without automobile insurance?
In addition to the obvious compliance with state lawsrequiring all vehicles be insured, auto insurance also provides assurance that your contractor is able to avoid disruption of service due to an auto accident. When an uninsured vehicle is taken out of service, will your property be without service also?
The other risk to consider is if a person is injured or a property is damaged by a contractor's vehicle, then the automobile liability coverage would pay for the associated medical bills and/or property repairs.
In general, do not use an uninsured or underinsured contractor. It's not worth the risk. Often uninsured or underinsured contractors can afford to undercut their competition, because they don't have insurance premiums to pay. By using such a contractor, however, you may save money, but you may also pay dearly, if the contractor is negligent in any way.
