Caledon Investment Activity Update
CB Richard Ellis (CBRE) has recently released its quarterly MarketView reports for Q3 2010.

AMB BuildingThe Toronto Industrial Report indicates that the absorption activity of 3.7 million square feet of industrial space throughout the Greater Toronto Area (GTA) is the highest level of activity since Q2 2008, and has resulted in the lowest availability rates since Q2 2009.

Much of this absorption activity involved the leasing of "big box" space, and was a particularly positive outcome for Caledon ~ which recorded the leasing of 1.5 million square feet of industrial space between July and September, 2010. This resulted in a dramatic turnaround where the industrial availability rate fell from 21.8% in Q2 to just 7.7% in Q3!

This activity accounted for 39.5% of the total industrial absorption activity across the entire GTA, which is especially impressive given that Caledon accounts for only 3% of the total industrial space in the GTA.

This activity is a strong indication that a growing number of businesses are discovering the many advantages Caledon offers as a location for their operations. These include: low development and tax rates, proximity to large and diverse labour pools and key markets, access to well established transportation systems, and a reputation for safety.
